Time to Put More Cash Down Since the bubble burst in the housing market, banks have required larger down payments from potential homeowners.  The increase has depleted the potential pool of buyers. The move to force home buyers to lay out more cash is driven mostly by banks.  Most likely a larger down payment will discourage delinquencies. Higher borrowing costs and heftier down payments could potentially send housing prices to fall further because there will be a reduction in what some families can afford-or a rethinking of whether they should buy at all. ....but the banks will feel more secure in the loans they approve.

One of the myths about buying a waterfront home in Florida is that home owners insurance is either unavailable or unaffordable. Neither is correct. I just sold this waterfront home in Palm Coast for $275,000. It is was constructed in 1999 offers 1,900 square feet of living space and features both a pool and boat house. The new owners insurance is under $100 per month and includes hurricane coverage. Despite that the home situated on the water it is not located in a flood zone. We all know distress sales are a fact of life in today’s economy we see them in every neighborhood and in ever state in the union. However the extent of the problem varies greatly from neighborhood to neighborhood. Here is some good news for my neighbors here in the salt water canal section of Palm Coast, FL locally referred to as the “C” section (because all the street names start with the letter “C”). Currently there are 89 salt water canal homes listed for sale in our community. Only 13 can be labeled as “distress sales”. These are either bank owned properties or homes in pre-foreclosure (short sales). These distress sales make up only 14% percent of the homes in our neighborhood that are listed for sale and less than 1% of the entire community. How does that compare with the overall...
