Should We Care?.... .....that there are over 11 million "Underwater Homeowners"? Approximately 23% of homeowners with a mortgage presently owe more than their home's value. A total of $750 Billion of negative equity. Close to another 2.5 million homeowners have less than 5% equity...and with home prices continuing to fall, well you know what that means. Negative equity is concentrated in the hardest hit states: Nevada (65 percent), Arizona (51 percent), Florida (47 percent), Michigan (36 percent) and California (32 percent). The consensus among housing watchers is that home prices will fall another 5 to 10 percent this year before slowly climbing back. Meet Zoltan He is in a great mood today because we just snagged a great deal on a Pre-foreclosure Salt Water canal home in Palm Coast.  It is just two minutes from the intracoastal waterway and there are no fixed bridges so next winter Zoltan is coming back on his big sailboat which he can tie off to the dock behind his new home.  Before settling on Palm Coast Zoltan canvassed communities up and down both the east and west coast of Florida.  He choose Palm Coast because he felt it was far enough south to offer mild winters but far enough north to avoid the congestion of south Florida.  He also liked the fact that Palm Coast was on the east coast.  That is a big consideration for a large sailboat that can't make it through the Okeechobee waterway.   03/08/2011

This is the new waterfront home of John and Connie Valarinos. I started working with John and Connie last summer. Over that time they invested at least a dozen trips down from Jacksonville to preview properties. We found several they liked.
