Sales volume steady,  meading prices rise, inventory falling.  While sales volume remains flat, for the second straight quarter we have a experienced a rise in the median home price in Palm Coast's salt water canal section.  The median price was $275,000.  That is a 7% increase over the last quarter 0f 2010 which in turn was up 6% over the quarter prior to that.  Meanwhile available inventory has fallen to its lowest level in two years.  On April 1 there were 75 canal homes available in Palm Coast.  Thirty two of them were in "sailboat country".  Of the 75 listed homes only one is lender home and nine other short sales.  The number of distress sales is down considerably it probably the largest contributing factor in the rise of median home values.
