Home prices in Steeplechase, Palm Beach Gardens premiere estate community are on the rise now that short sales and foreclosures in the community are gone from the market. From January through mid-November 2013 there were 17 homes sold in Steeplechase, including four distressed sales, that averaged $195 per square foot.  That is an increase of six percent over 2012 sales.  But eliminating the distressed properties reflects an even better picture. Non distressed homes under 4000 square feet averaged $195 per square foot, an increase of 15 percent from 2012.  And non distresses homes over 4000 square feet averaged $281 per square foot, an increase of 28 percent from 2012. At Palm Beach Gardens premiere estate community of Steeplechase there were 11 sales in 2012 with the average home selling at $183 per square foot, slightly lower than 2011 sales at $190/SF.But the smaller homes, those under 4000 square feet, saw prices increase to $170/SF in 2012 from $159/SF in 2011. Larger homes, those over 4000 square feet saw a price decline to $194/SF from $236/SF in 2011.Part of that decline can be attributed to a 5836 square foot foreclosure selling in 2012. Home prices in Steeplechase, Palm Beach Gardens premiere estate community, have stabilized as we reach mid-year 2012. The average home price was $190 per square foot throughout 2011 and into the summer of 2012.  Downward price trends in Steeplechase and in many communities throughout the Palm Beach Gardens area have stopped and many communities are beginning to see home prices increase particularly those communities with lower priced homes.
