Occasionally we see it.  A seller moves out of their house and puts it on the market for sale.  They leave a couple of items; a chair, a motorcycle, a lawnmower, or a freezer.  They're coming back - they're just leaving the items there in storage.  They figure on coming back and getting the things out of the house when it sells, before a buyer takes possession. Well, be careful, with this thinking. If a seller has a house listed for sale, and it is 99% empty, and the seller leaves an item or two, typcially, buyers assume that those items are being left with the house. So, when an offer to purchase comes in, you can bet your bottom dollar that chair,  motorcycle, lawnmower or freezer will be written into the contract. Buyers see those items and automatically want them. Who can blame them...

Yesterday, I went out with out of town buyers, to take a second look, at the houses they saw the day before.  These were their favorites. The buyers were trying to make a decision on which house they wanted to buy; the house that suited their wants and their needs. It's good for a buyer to look at houses a second time, on a different day, at a different time of day (if possible, in our market of multiple offers). Houses can look different the second time around.  The buyer has seen numerous properties, by this time, and their perception has changed. On Wednesday night at 10:00, while at my computer, I received an automatic alert.  The search is set up to send clients new listings, that specifically meet their criteria, as soon as they hit the market. It was a new listing on a great little house, in a good area, at a very attractive price. Although it was a bit late, I emailed my client immediately, as we had already scoured the entire market for houses in her criteria.  I told her there was a new listing that we must go to look at right away. First thing the next morning, I sent her a text message telling her to check her emails for the new listing I sent over.  This was the first day this little gem would be on the market.   Life With Wee People: Do not feed the alligators... it's a felony... Only a New Yorker would spend the entire time on a gorgeous nature walk in a fabulous sanctuary contemplating the stupidity of people feeding the alligators (LOL). I was completely distracted for two miles imagining all sorts of Saturday Night Live scenarios... Needless to say, the cartoons in my head had a field day with this. :-) Knowing there were critters anticipating a possible meal kept my fight or flight switch flipped the entire time we were wondering about without a map. Ironically, it also resulted in my taking 181 photographs and film clips as I habitually zoomed in to scope out creepy sounds and interesting bends in the path. Life With Wee People: Minion Landscaping 101 I was tweeting with my gal pal Chris Elizabeth Griffith ( http://lifeinbonitasprings.com )and spoofing with my kids during a recording session when I promised her that I'd post pics of the shorties landscaping contribution to our yard. They are very helpful little buggers. You can get a lot out of them for some M&Ms. Even more out of me for the right pint of Hagen Daz (LOL).   We plan to go bird and butterfly hunting with our Nikons later today.   Short Sales sure seem like a simple way for underwater homeowners to get rid of there over priced homes.  But some Lenders are increasingly adding language to the approval package, reserving the right to pursue the deficiency later - that is, the difference between what you owed on the house and what it sold for. I was recently contacted by a woman, through the internet, that inquired on putting her recently deceased father's Palm Bay home on the market. We arranged for a time to meet, so we could discuss the current market, my marketing plan for selling the home and a realistic list price for the property. Prior to our meeting, I contacted my title company to do a preliminary search on the home's title, to discuss the way in which title was held on the property and what documents would be needed for a closing on this estate.
