The following are the market sales statistics for Oviedo, Seminole County, Florida for June 2010.  Oviedo is made up of the zip codes of 32765 & 32766, which is partly considered Chuluota.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas. A couple of definitions are in order.  The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time – in other words, it’s the midpoint of sale prices.  So basically what this means, is that the median sales price is showing market activity in that it’s specifically indicating which price range is more active. This real estate market report for Oviedo, Florida shows that although the First Time Home Buyer Credit ended April 30′th the actual properties sold in Oviedo did not increase, while the number of properties under contract did see a decent increase, especially for distressed properties.
Oviedo still has 170 Distressed (Short Sales 136 & REO's 34) out of the 411 active properties on the market. This is 42% of the properties available that the bank has already foreclosed on, or that have owners who are trying to sell who are unable to satisfy the mortgage in full for a typical straight (non-3rd party approval) sale. I have a listing for a house that’s in mint condition with over 3,000 square feet, 5 bedrooms, 3 baths, a loft/game room, and situated on a tranquil pond. The only houses that have sold in the subdivision are Short Sales, which were probably sold for at least 90% under market value, if not more. The subdivision is located in a very popular suburb.
