The lowest sale price was $74,900 and the highest was $407,600. Four of the 14 sales were 2 bedroom 1 bath and 6 were 3 or more bedrooms. The average sale price was $145,986 the median sales price was $130,000. At 14, the number of December 2009 sales exceeds the December 2008 total of 3 and the December 2007 total of 6 01/23/2010

   Now constructing a new ocean front park in Ormond By The Sea Florida. Work has begun on a beachside park in Ormond By The Sea, Florida at Roberta Road on the east side of A1A. The site was the location of the Happy Whale Condominium and the Happy Whale Restaurant. Those buildings had not been well maintained for many years and were demolished in 2001 due to an accumulation of code violations. Part of the same project includes approximately 1 acre on the west side of A1A at Carol Road that will provide additional parking for the park. Completion of the park, which has not yet been named, is expected this summer and possible as early as May 2010. Amenities anticipated at the park will be beach access, restrooms and showers. Pip's Beachside Bar and Grill  Several restaurants have occupied the small building at 2986 Ocean Shore Blvd. in Ormond By The Sea, Florida in recent years and none has survived for any length of time. Pip's Beachside Bar and Grill is the latest restaurant to close at that location. Pip's was open at this location abut one year.  The outside patio was a big attraction allowing Ocean View and Ocean breeze dining sometimes with live entertainment. 01/19/2010

The number of Ormond By The Sea condos for sale through the Daytona Beach Area Association of Realtors Multiple Listing Service has dropped to 86 primarily due to the expiration of listing agreements during the month of December 2009. There were 24 condos that expired during the month. Some were re-listed. There are 6 under contract pending sale and 8 condos sold in Ormond By The Sea during the month of December 2009. Of the 86 condos for sale 45 are asking below $200,000. Direct Ocean Front condo building have 28 condo for sale average in price from $210,000 to $750,000. In October to December 2009 there were 15 Ormond By The Sea, Florida condo sales through the Daytona Beach Area Association of Realtors Multiple Listing Service that closed. There are 6 condos under contract pending closing as of the end of 2009. An even dozen of the condos sold were 2 bedroom 2 bath on the west side of A1A.          A Florida Snowman!  You Saw It On Lisa Hill's Daytona Beach Real Estate Blog I had to share this picture. I'm a Daytona Beach native, and I can't recall ever having temperatures this low, that lasted for this long! It's freezing!.... Literally!  The common Daytona Beach winter begines around the middle of December and lasts into March. We typically get a handful of nights when the temperature drops into the freezing range. But at the moment, it's been dropping into the 30s and 20s every day for 2 weeks straight! We don't even have the right clothes for this kind of weather! The lowest sales price was at Winchester Manor for $50,000 and the highest price was at direct oceanfront Regency Plaza. The average sale price of the 6 sales between the highest and lowest was $147,583. The number of sales (8) is higher than the 2 in December of 2008 and 2007 and the 3 in 2006. At the end of November 2009 through the Daytona Beach Area Association of Realtors Multiple Listing Service (MLS) there were 93 condos  for sale. Between the Ormond Beach City line and Granada Blvd. there are an additional 10 for sale and within the city or Ormond Beach south of Granada there are an additional 17 condo for sale. Ormond By The Sea, Florida has 25 direct ocean front condos  for sale between $279,000 and $750,000. The lowest priced Ormond By The Sea condo is a 1 bedroom at the Ocean Shores  Condo for $53,900 and the highest priced is a 4 bedroom at the Tiffany for $750,000. Some news from the Volusia Building Industry Association: As Chairman of The Green Building Council, I was invited to sit it on the 2010 VBIA planning meeting last week. This 5 hour session was devoted to helping the association, as well as those it serves, set the stage for a great 2010.   Like all associations, the VBIA has worked through some challenging economic realities in 2009. I am pleased to say that the leadership has taken a very proactive approach in their 2010 planning by addressing some very difficult, and at times, unpopular issues.   Some say that "as the building industry so goes, so goes the local economy". All 3 of the Ormond By The Sea Florida condo sales in November 2009 were 2 bedroom 2 bath. A townhouse at Madeira Villa Central sold for $135,000, a fourth floor unit at Fairwind Shore sold for $165,000 and a 4th floor unit at the direct ocean front Regency Plaza sold for $175,000. All of these are through the Daytona Beach Area Assoc. of Realtors Multiple Listing Service (MLS). None of the sales were short sales, bank owned or in foreclosure. There are an additional 12 condos under contract pending closing. Thirteen Ormond By The Sea condo were either withdrawn from the MLS or had their listing contract expire during the month of November 2009. According to News-Journal, Reno, NV, Cincinnati, OH, and Portland, OR have a similar festival but now there is a new town on the block and it is Ormond Beach, FL. “Ormond Beach's scenic river for the first time will take center stage over its usually more popular destination -- the Atlantic Ocean”. Through the Daytona Beach Area Association of Realtors Multiple Listing Service (MLS) 4 condos sold in Ormond By The Sea Florida in October, 2009. That compares to 3 sales in both 2007 and 2008. None of the 2009 sales were foreclosures or short sales. At this rate of sales we have about 2 years worth of inventory of condos for sale in Ormond By Sea, Florida.One sale was a 3 bedroom at Sand Dunes for $152,500 and the lowest sale was at Winchester manor for $82,000. There were 2 sales at $180,000, one at Seascape on the 5th floor and one at Ocean House on the 3rd floor.
