Each month, the Orlando Regional Realtor Association publishes its Market Pulse, a report containing essential market data. Here is our breakdown of the April edition (you can read the full report by clicking here):First, the bad news:1.) Interest rates have been rising over the last couple of months and are the highest since November of last year at 5.94%. This is occurring despite the Federal Reserve's aggressive attempts to influence the market. A higher interest rate reduces buyers' overall buying power, thereby reducing the number of available buyers.2.) The official March numbers are finally out. Sales were 1,080 up from February's 951 but still off March of 2007's 1,779. The median price is down from last year as well $220,000 compared to $240,000. Inventory was down from February by 512 homes. These are pretty much the same as my numbers, although I look at inventory a little differently. Here is an interesting statistic - twice as many homes over $1 Million sold in March as in February.The rich get richer, because they buy when it is a great time to buy. Is there a difference between a Mortgage Pre-Qualification letter and a Mortgage Pre-Approval letter?The reality is that most all buyers need to obtain a mortgage loan to purchase a home. Since that time, we have only had mortgage rates this low during 2001 and 2002, the height of the seller's markets where there was little inventory. In the last two major buyer's markets, one in the early 1980s and the other in the early 1990s, the rates were much higher. In 1978, interest rates were at 9.75 percent, en route to 18 to 21 percent in 1980. In the early 1990s, the rates were hovering in the 11 to 12 percent range.
