The following are the market sales statistics for Orlando, Orange County, Florida for November 2008.  Orlando is made up of a multitude of zip codes.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas. A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time - in other words, it's the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it's specifically indicating which price range is more active. The average sales price, as opposed to the median sales price, is the total volume of sold properties divided by the number of pro...

While I admit last weeks sales look a little strange across the board on all the communities I am researching, I have no idea why the numbers are so high. As you can see the numbers this week for Avalon Park Real Estate appear to be more in line with the averages we had seen in the past as indicated by the first line.As of the week ending 11/27/2008 Avalon Park still has 152 homes for sale that need third party approval. This equals out to being 41% of the Avalon Park homes for sale are in foreclosure or short sale status. This week there are also 23 properties that are bank owned and available for a quick sale if needed.   Step 1: Spiff up your credit Good credit can lower your mortgage interest rates, potentially saving you hundreds of dollar a month. Order a credit report (usually free online). You can dispute any mistakes, but the most important thing is to build up good credit from here out. Lenders want clients who can pay bills on time and who don't owe too much to anybody else. Automated bill-paying services help. Stop applying for credit cards just for a free T-shirt or shuffling your debt around. Consider closing some of your accounts, but that's tricky. Maxine Sweet, Vice President of public education at Experian, says lenders don?t want to you to owe near your limit, which can happen if you consolidate to one card. Your score can dip temporarily when you make any big change -- even for the b...

While the month of November does have a few Holidays in the month, the Downtown Orlando still had strong closings. The area's I have chosen range from SODO area, Downtown Orlando and Colonial Town.   The area saw a total of 45 sales for the month of November. There are currently 858 properties for sale at the current absorption rate it would take 19 months with no new listings coming on the market to sell all the homes in the Downtown area. The least expensive property sold for $59,000 it's a 1/1 condo located in Park North.   The most expensive property sold for $800,000 it's a 3/2.5 home located on Lake Ivanhoe   Type of Property      Units Sold Condos :                         12 Townhomes:                     2 Single Family:                  31   If you are looking to buy or sell r...

The current 30 year fixed rate is hovering at approximately 5.50%, this is down from 6.25% last week of November 2008.  The 15 year fixed rates are even lower!  If your current rate is 6.50% or higher or you have an adjustable rate mortgage, this may be the only opportunity that you will have to refinance and lock in your lower payment.  The experts did not predict this huge rate drop, nor are they sure about when they might start creeping back up.  The refinance process can easily be completed before the end of the year and generally requires no out of pocket monies from you.  It just takes a short phone call or email and you will be on your way to lower monthly payments.  In these challenging financial times, I am glad to be able to offer you a way to save some of your hard earned mon...

***CONDO OWNER ALERT***   In July 2008 the Florida legislature passed House Bill HB.601 that affects all Florida condominium unit owners. Effective January 1, 2009, all condominium associationsmay require each unit owner to provide evidence of hazard and liability insurance.Condominium associations must be listed as a loss payee (additional interest) on allunit owner policies. In addition, Loss Assessment must be increased to "At least $2,000per occurrence". If the unit owner fails to provide proof of insurance with these changes, the association may purchase a policy on the owner's behalf and assess the unit owner for the cost of the insurance. We suggest that you contact your condo association to find out how they need to be listed to be listed on your condo policy. If you, or any ot...

The official numbers will not be out until later next week, but I like to keep track of them myself on the MLS. So far this morning, there have been 1055 posted sales for November with a median price of $167,050. That is almost an $11,000 drop from October's $178,000. If you go back a few weeks you can read my post about why I think we have hit bottom, but one thing I had not counted on was the potential for over correction in the market place. I am not really sure just how far prices could tumble before the market stabilizes. I can tell you that the median list price for these closed sales was $174,900 and the median list price of the 3,601 homes that currently have pending contracts is $170,000. We could see $160,000 for December. There are 25,806 active listings currently in the tri-...

Many companies have had to make marketing sacrifices in this down-turn economy, which is highly understandable. Some of those sacrifices have trickled down to the online marketing, leaving many companies trying to handle their search engine marketing all on their own. That too is understandable. But a word of caution, trying to create the perfect keywords for your meta tags that helps search engine robots find your site for those specific keywords is truly a science that takes into account several factors. Not following the guidelines set forth by Google and Yahoo could leave your site off the top search engine results, which is like removing your marquee from your community...hardly anyone will find you. Here is a list of what Google looks for when your site is submitted: Domain name /...
