When working in the foreclosure arena, it is just a matter of time before you run into someone who is de-frauding or scamming someone else.  I've seen my share of scammers over the last few years.  Yesterday I got to finish cleaning up what I consider a fraud deal.         This particular deal was part of the infamous Florida condo market.  Back the week before Thanksgiving, I got to go door-knocking on a property that had just been foreclosed by the lender.  The tenant that answered the door was completely shocked to see me at her door.  Her landlord was a doctor and she had trouble believing that his condo could have been foreclosed on, but I showed her the documentation to convince her. Earlier this week the Fed announced an historic drop in the rate they charge member banks. They are also taking action to put pressure on mortgage rates that we are seeing take effect. I received e-mails from several of the lenders I know yesterday, and one even said they are thinking they could get lower before the end of this week. This makes homes even more affordable for anyone making a purchase right now. If you are considering buying, please think about this carefully. Rates are heading below 5% possibly, and these are 30 year fixed rates. It is hard to say how long the rates will stay this low in conjunction with lower home prices. Whining by an Orlando area Realtor, mortgage broker, title company or anyone else about down payment assistance will not be tolerated. I dont want to hear a whine come out of you. No ifs, ands, or buts, about it. I dont want to hear I wish they would bring these programs back or why wont these politicians listen. You had your chance and I just dont want to hear it. There was a rally today in front of Sen. Bill Nelson's office. There were blogs, emails, phone calls getting the word out about the rally to promote the HHR 6694 bill. Everybody turned out for the 2nd annual Baldwin Park Christmas Parade. I have a very brief YouTube video featuring the Winter Park High School Sound of the Wildcats Marching Band. They are one of only 17 bands selected nationally to attend the Fiesta Bowl Parade and National Band competition in Phoenix. This year's parade was a huge success. Last year's event did not have quite the turnout. Since it was the first parade, the word apparently did not get out. Well, the word definitely got out this year. The streets were packed with people enjoying carriage rides, face painting, balloon art, the merchants' open houses and of course the parade. Baldwin Park is really a great place to live. Baldwin Park is located in Orlando just outside of downtown and is built on the site of what used to be known as the Orlando Naval Training Center which closed in 1999, after being a major part of the community for almost 60 years. The official numbers are out, and sales continue to show improvement over last year with 1,076 compared to 1,029. Prices continue to show improvement too if you are a buyer. The median price for November was down to $167,025 compared to $234,900 last year. That is a 28.9% decline in the median price year over year. The average interest rate was also down to 6% compared to 6.3% last month. The decline in prices and interest rates has lead to a huge jump in the affordability index to 135. With sales up, so are new contracts and the total number of contracts. New contracts were up to 1,644 compared to 1,193 last year, and the total number of pending contracts is up to 3,326 compared to 1,806 in '07.
