It's only May 4th and the I can feel the humidity coming back. The temperature hit 90 over the week end, which is hot for this time of year. I hate to turn on the AC so early. I like to finish any outdoor projects by the end of May. Summer in Ocala is for laying by the pool and not doing yard chores except for driving around on the riding lawn mower. The elements of a successful short sale are generally these: The property is worth less than is owed. The seller has some hardship that makes it impossible or extremely impractical for the seller to keep the property. The seller is cooperative and willing to work with a real estate broker to package the short sale. The lender is contacted and expresses willingness to entertain a short sale. The property is listed, with appropriate Realtor for the protection of the seller, properly priced, and effectively marketed. The lender is presented with an offer, accepted by the seller, along with a completed short sale package and narrative explaining why the short sale is necessary and desirable.      March is the beginning of spring here in Ocala Florida. The temperatures during the day are up in the hogh 70's or even low 80's. The air is dry with no humidity. The night time temps go down to the 50's.     Attention Ocala first time home buyers. The federal government wants to help you to buy a house with a first time buyers tax credit. Home prices in Ocala had dropped dramatically from the high prices of 2006-07. Interest rates are at historical lows. Foreclosures in Ocala are down right cheap! If all this wasn't enough now you can get a tax credit too. Here's the important stuff. First time buyers only but this means that you haven't owned a house in the last 3 years It's a tax credit and not a deduction. That means the entire amount goes back to the first-time buyer unlike deductions, such as mortgage interest, that are subtracted from your gross income. If you live in Ocala, and like horses, today is a great day for you to check out something that only happens once a year at Ocala Breeder's Sales Company on 60th Avenue.  Today is ChampionshipStakes Day, the only day of the year with live Thoroughbred racing here in Ocala.  This is your chance to see a few big name trainers, famous jockeys, and of course, some great horses as well. Everywhere I go I hear doom and gloom about the housing market.  There is even a certain group of people who talk as though anyone who buys a home today is a fool, and anyone who sells them that home is a thief.  I just don't get it!  Home prices are as low as they have been in years, and so are interest rates, and this has resulted in many first time home-buyers who would never have been able to afford their own home at this point in their lives being able to buy.  As an example, I havea client in her mid-twenties who just closed on a nearly new 3 bedroom, 2 bath home for less than she had been paying in rent!  To say that she was thrilled is a huge understatement.  She had always watched her credit, and saved her money, but in the previous market it would have been years before she co... 02/16/2009

It was such a long time ago when I posted The Best FSBO in the Nation? Actually it was April 11, 2008. I had a couple of very late comments on it, but still, getting a comment nearly a year later is not something I get often. it is weird to respond to the comment on an 8-month old blog, as who would go and read it? But at the same time the sentiments, the distrust, the anger is still there. So, I am back to this marketing idea of one entrepreneurial woman, who stepped on so many toes. I was not there to stand up for Clementina. I was curious whether her marketing idea could work. It was strange, that many Realtors were so upset.       Let me begin by recapping the weather for the month of January. It was crazy cold last month with some days as much as 20 degrees below normal. High temperatures in January are supposed to be in the low 70's. This year temperatures were in the 50's and 60's most of the time. I had people who have lived in Ocala their entire lives tell me this is one of the coldest winters that they can remember.    Hopefully February will bring more seasonal temperatues back.
