North Palm Beach Single Family Home Sales Down Slightly During May The strength of the spring home buying season in Palm Beach and Martin Counties has been nothing short of spectacular. Inventories as reported here are at year long lows and interest rates were down again for the 8th time in 9 weeks.   I wondered just how long can we keep this party going as I sat down to put together the final sales numbers for May. During the month our local MLS system shows a total of 9 successful single family home closings in North Palm Beach as of this mornings’ update. Always Has to Be Someone to Spoil the Party Last month it was Tequesta who was the only town to show a decrease in sales and I make it to the end of my reports this month and everyone showed solid gains and then comes North Palm Beach. In all fairness it was a small drop and  sales remain near year long highs but just the same it was a decrease. During the month our local MLS system shows a total of 10 successful closings as of this mornings’ update. That compares with 11 sales in March, and still the 5th highest sales level of the year and a solid continuation of a market improving even though prices are still being held down by the foreclosure sales. While the number of sales were very strong last month they unfortunately were highly concentrated at the bottom of the price categories...

North Palm Beach Single Family Home Sales up 83% in March. After falling slightly in February North Palm Beach single family home sales soared like an eagle during March jumping 83% to one of the best performing months of the last year. During the month our local MLS system shows a total of 11 successful closings as of this mornings’ update. That compares with 6 sales in February and a continuation of a market improving even though prices are still being held down. While the number of sales soared last month they remained intrenched in the lower price ranges with 73% of all sales below $500,000. North Palm Beach Single Family Home Sales Remain Steady February single family home sales in North Palm Beach were respectable in number with a slight drop from January levels. During February our local MLS system shows a total of 6 successful closings as of this mornings’ update. That compares with 7 sales in January and the lowest monthly numbers since November of last year. While sales last month were steady they were heavily positioned in the less than $150,000 price category where we saw 50% of all sales during the month. With no sales above the $750,000 price point we need to see an uptick here in the coming months to start chipping away at some of those higher inventory levels. Fewer sales in North Palm Beach during January, but they were good ones! January home sales in North Palm Beach were respectable in number with the number of luxury homes closing bringing us to the highest monthly median price since March of last year and that was certainly an abnormal month. During January our local MLS system shows a total of 7 successful closings as of this mornings’ update. That compares with 14 sales in December but within the range we have been seeing over the past 7 months While sales last month were steady they were also across spread across all price categories with the exception of the $750,001 to $1,000,000 category.
