Florida homeowners facing foreclosure have access to a lawyer and free legal advice through a program offered by the Florida Bar and Florida Legal Services. According to Florida Legal Services Inc., 77,000 state homeowners are in foreclosure, making Florida second in the nation only to California. And many others are at least 30 days past due on their mortgage payment, which places them at risk of having their loans foreclosed. Florida Legal Services and the Florida Bar Association have partnered in establishing a toll-free hotline – (866) 607-2187 – that consumers can call. They’ll be asked a few initial questions about their situation to ensure accurate placement, and then be sent to a free attorney. The attorney will then negotiate with the lender on behalf of the client to keep the ...
Procrastinators take note: If clients want a free hurricane home inspection courtesy of the State of Florida, sign up now. Most homeowners save money on property insurance following an inspection, but the program will achieve its goals and probably stop taking new applications later this summer. Florida Chief Financial Officer Alex Sink announced that more than 365,000 Florida homeowners have signed up for free wind inspections through the My Safe Florida Home (MSFH) program, only 35,000 inspections shy of the Florida Legislature’s goal of 400,000 free wind inspections by June 2009. The first-come, first-serve program will continue accepting applications online and over the phone until it meets the 400,000 application goal. Participating homeowners receive a free wind inspection report,...
Surviving and thriving in the real estate market these days means following a whole new set of rules:1. Gaming the market doesn't work. There's a chance that the home you buy today will be worth less next year. So instead of trying to time the market, drive a hard bargain for a home you really love.2. Real winners get the lowest mortgage rate. Financing is getting more expensive. Celia Chen of Moody's Economy.com predicts rates will hit 7 percent in mid 2009. 3. Jumbos are a big bargain. A new law temporarily allows Freddie Mac and Fannie Mae to buy mortgages as big as $729,750, which is keeping the jumbo rates down. The deal disappears at year-end.4. Good schools count. Neighborhoods with highly rated schools are holding their value better than most, according to a recent study by real...

GOOD NEWS VETERANS! I ran across this information today. In response to the U.S. financial crisis, the Department of Veterans Affairs (VA) has decided to guarantee subprime loans for Veterans. For Veterans who wish to refinance they can now do so for up to 100 percent of the value of their property. Also, this 100% refinance option also applies to standard loans - which had previously been capped at 90% of the property value. They have also raised the maximum loan amount for this refinancing from $144,000 to $729,750, depending on where the property is located. For more information, contact the VA at 1-877-827-3702 or visit VA's Loan Guaranty website. Go here to learn more about the VA mortage options.
Let's take a look at some of the opportunities and positive indicators for the future of Florida's real estate market. Long-term economic and demographic trends continue to favor Florida. By 2010 it has been forecast that Florida will be the third most populated state in the country. Florida's population is expected to increase about 75 percent by 2030. Florida demonstrates a long history of strong growth. It has been one of the 10 fastest-growing states in the U.S. for each of the past seven decades, and often it has been in the top four, according to census data. Population growth will continue to provide a foundation for other economic growth such as new jobs and growing incomes. All of which is good for real estate. People continue to move here. It's estimated that 900 people move h...

These are a few of my favorite things: Navarre1. The Weather- An average temperature of 75 degrees and close to 340 days of sunshine per year!2. The Sand- Our famous beaches are so beautifully white for a reason! The sand has not been bleached b the sun as was long believed. Instead, it is comprised of Appalachian quartz that fliters down the coast from the mountains3. Our Men & Women in Uniform- Local military bases- Eglin Air Force Base, Hurlburt Field and Duke Field support more than 60,000 active military, civil service and military dependents. I salute you!4. Southern Disposition- This is the place where the 'sunshine state' wears its sunny disposition most proudly. We're happy to welcome visitors from all over the country yet we're practically a suburb of Birmingham, Atlanta, Mobi...

Sales Contract- The agreement between you and the seller on terms and conditions of sale. Again, check with the state real estate department to see if there is a required form.4. Sales Contract Contract Contingency Clauses- In addition to the contract, you may need to add one or more attachments to the contract to address special contingencies- such as the buyer's need to sell a home before purchasing yours.5. Tips For Finding The Perfect Neighborhood 1. Make a list of the activities- movies, health club, church- you engage in regularly and stores you visit frequently. See how far you would have to travel from each neighborhood you're considering to engaging in your most common activities.2. Check out the school district. The Department of Education can provide information on test scores, class size, percentage of students who attend college and special enrichment programs. If you have school-age children, visit the schools in the neighborhoods you are considering. Even if you don't have children, a house in a good school district will be easier to sell in the future. 3. Find out if the neighborhood is safe. Ask the Santa Rosa/Navarre police department for neighborhood crime statistics. Consid...
FSBO Navarre: Unless the buyer who makes an offer on your home has the resources to qualify for a mortgage, you may not really have a sale. If possible, try to determine a buyer's financial status before signing the contract. 1. Has the buyer been prequalified or preapproved (better) for a mortgage? Such buyers will be in a much better position to obtain a mortgage promptly. 2. Does the buyer have enough money to make a downpayment and cover closing costs? Ideally, a buyer should have 20% of the price of the property as down payment and between 2% and 7% to cover closing costs. 3. Is the buyer's income sufficient to afford your home? Ideally, buyers should spend no more than 28% of total income to cover PITI (principal, interest, taxes and insurance). 4. Does your buyer have good credit...
Credit scores, along with your overall income and debt, are a big factor in determining if you'll qualify for a loan and what loan terms you'll be able to qualify for.1. Check for and correct errors in your credit report. Mistakes happen, and you could be paying for someone else's poor financial management.2. Pay down credit card bills. If possible, pay off the entire balance every month. However, transferring credit card debt from one to another could lower your score.3. Don't charge your credit to the maximum limit.4. Wait 12 months after credit difficulties to apply for a mortgage. You're penalized less for problems after a year.5. Don't purchase big-ticket items for your new home on credit cards until after the loan is approved. The amounts will add to your debt.6. Don't open new cr...
1.Water leaks. Look for stains on ceilings and near the baseboards, expecially in basements or attics.2. Shifting foundations. Look for large cracks along the home's foundation.3. Drainage. Look for standing water, either around the foundation of the home or in the yard..4.Termites. Look for weakened or grooved wood, expecially near ground level.5. Worn roofs. Look for broken or missing copings and buckled shinges as well as water spots on ceilings.6. Inadquate wiring. Look for antiquated fuse boxes, extension cords (indicating insufficent outlets), and outlets without a place to plug in the grounding prong.7. Plubming problems. Very low water pressure, banging in pipes. There are several complexities in real estate. Knowing current laws, contracts and the intricacies of closing the tran...
1. Price it right- Set a price at the lower end of your property's realistic price range.2. Get your house market-ready for at least two weeks before you begin to show it.3. Be flexible about showings. It's often disrupting to have a house ready to show on the spur of the moment, but the more often someone can see your home, the sooner you'll find a seller.4. Be ready for the offers. Decide in advance what price and terms you'll find acceptable.5. Don't refuse to drop the price. If your home has been on the market for more than 30 days without an offer, be prepared to lower your asking price. There are several complexities when selling real estate. Knowing current laws, contracts and the intricacies of closing the transaction. Contact me if I can be of any assistance.Amy Lee Myers, Red H...
