A recent examination of living costs from the folks at gobankingrates reveals the most expensive cities in the U.S. The study considered the average costs of rent, groceries, utilities, transportation & health care, added 30% for discretionary spending and 20% for savings. Per the results, the amount needed to live 'comfortably' ranged from $119,570 annually for San Francisco (the most expensive) to $68,671 for number 10 ranked Chicago. Residents in number 6 ranked, Miami, Fl. need $77,057 annually to live comfortably. Surprisingly, Honolulu didn't make the list. The top ten cities, in order from most to least expensive are: San Francisco, San Jose, New York, Boston, Washington, D.C., Miami, FL., Los Angeles, Seattle, San Diego & Chicago.

There's been a lot of talk about climate change lately, especially here in Miami.   But I wonder what is being done about it and how we as a people can do.  I have already seen what happens to Miami-Dade and Miami Beach after an afternoon shower, so I can't even imagine what a hurricane would do with a direct hit.  Miami Beach officials have already started with new water run off pipes under the ground on Alton Rd.  But that was only one road and came at a cost to my understanding of over $400 million!  At this pace it will take years to complete the whole city.  My solution is simple.  Stop all of the building if the water has nowhere to go.  Miami and Miami Beach are nothing more than concrete jungles now.  I love when people from out of town say how lovely and lush all of the palm tr...

Pharrell Williams must finally "be happy" – the producer and singer-songwriter sold his Brickell penthouse for $9.25 million.After being on and off the market since 2012, Williams finally sold the two-story unit at the Bristol, at 2127 Brickell Avenue. His former penthouse, with spiral staircase that leads up to a translucent dome, has five bedrooms, six and a half bathrooms, seven parking spaces, a rooftop terrace with a pool and summer kitchen, and a home theater.Williams first listed the 9,000-square-foot unit in 2012 for $16.8 million, then reduced it to to $10.9 million which I reported on last year.County tax roll records show  paid $12.525 million for the unit, which previously belonged to developer Ugo Colombo, in 2007. Colombo developed the 146-unit building in 1993.

A hotel is not just a place to sleep.Unless you're just plain cheap.  I was thinking about this recently as over the years I have come to find that not all hotels are the same and you certainly get what you pay for.  A hotel should be warm, inviting to the soul, appealing to the eye, nd make you feel good about your stay in the area.  You should actually want to go back there after a day out sightseeing or working.  If you get depressed in a hotel then you're certainly in the wrong place. Staying in a Hilton or Marriott, for instance, really gives me a sense of peace knowing that I am staying somewhere that is not only luxurious, but cares for my safety.  You are not going to get that feeling at a Motel 6. Miami -Dade County still dominates the state with sales. Figures just out for April MLS sales boasts $1.04B in single family home and condo sales.Non-distressed properties on average are up 10% from last April. Figures show that even with steady increases in 57 of the last 59 months we are still at 2004 price levels. In the worlds eye we are still a bargain and they are fueling the market. Miami International Airport (MIA) achieved another historic milestone, after adding 44.3 million passengers in 2015. The official report of the Miami-Dade Aviation Department announced a substantial increase of 8.3 percent over the previous period. All backed by the freight service that equaled the record of 2.17 million tonnes in 2014. Here is a rendering of the new stadium project to house the team Miami United owned by a group lead by David Beckham. It's a done deal  Miami United group have closed on the 6 acre parcel. The Lighthouse Tower is planned to reach 817 feet high with an actual lighthouse beacon on top. All in there will be 70 stories of condominium units (384), parking for 516 cars, a spa and pool deck on the 55th floor.The building directly on the mouth of the Miami river will also be "sail" like in design which in my opinion fits perfect. The Babylon Apartments were the first building built by famed Architeconica. The problem is the owner wants to tear down the 5 story structure and build a 48 story condo in its place.  That would require re-zoning and the neighbors are not happy!The Babylon has been down this road before but the owner has now left it in a state of disrepair and states it needs to be demolished. Oh the politics...stay tuned. Let's hope the Miami Vice Era building will be made a permanent resident of Bayshore Drive.
