If you are thinking about living in Miami Beach, you are probably wondering about the transportation. Generally speaking the South Beach neighborhood of Miami Beach (1st through 23rd Street) is super pedestrian friendly.  The rest of Miami Beach is kind of hit or miss depending on the neighborhood. Overall, the city is fairly large so you are probably not going to want to walk to everything you need to do on a daily basis.  Plus it’s hot here!  If you have to walk too far, you will be melted by the time you get there. If you made 2015 the year to sell your Miami Beach home, that’s great news!  On the other hand if you are doing any research online you may be a little concerned because there has been a bit of chatter about more inventory on the market and longer selling times. Often when sellers are thinking about selling their property, they ask us about making expensive upgrades. Before doing anything like this, we always advise to compare their property to comparable properties in the neighborhood.  Buyers generally seek the least expensive home in the best neighborhood they can afford. For example if all of the neighboring homes are 4 bedrooms, 3 baths and 3000 square feet;  additions that make your home a 5 bedroom, 4 bath and 4000 square foot home will make yours harder to sell.  (Now on Miami Beach some neighborhoods have higher end luxury homes being built and this doesn’t matter….  so it really depends on the neighborhood and the location of the home.) One way that I would recommend to search for properties in Miami Beach is by zip code. In Miami Beach many of the neighborhoods are divided up by zip codes and searching this way is an easy way to find properties in a specific neighborhood. 33139 For instance if you are interested in buying in South Beach, the zip code for South Beach is 33139 and this also includes the single family home islands of Miami Beach like Star Island, Palm Island, Hibiscus Island and the Venetian Islands.  33139 runs approximately from 1st street to 23rd street and from the ocean to Biscayne Bay. First impressions, we all know how important they are. Well, I was expecting a lot from the viewing of this newly listed $16,500,000 house in Miami Beach but my mouth just dropped open in the entrance.   Talk about making an entrance!
