Ever wonder what it would be like to see the inside of a twenty seven million dollar penthouse apartment? Here is a few photo of the nearly completed unit at what is being called The Edition on Miami Beach.    A few details would include 4 bedrooms/4.5 baths in just under 9000 sq ft. Of course the enormous rooftop terrace with hot tub and 360 degree ocean to bay views is also included.

If you are thinking about buying Miami Beach real estate, it’s important to pick your real estate agent wisely. For instance, some real estate agents will try to be everything to everyone, and that’s a hard thing to accomplish in such a diverse real estate market as Miami Beach. I think it’s really important to hire an agent who is specialized in the type of property you want to buy. For instance, we are not specialized in commercial properties, so we refer it out. However, we love working with people who are buying a first or second home. We love the hunt and finding gorgeous properties on the beach.Knowing what you want to buy and what your real estate agent is specialized in is key. It’s important because you want to make sure that you hire an agent who is skilled in the specific typ...

In today’s Miami Beach seller tips, we talk about using online home valuations. There are so many real estate sites that constantly advertise to home sellers and buyers. Since many of these sites have spent millions of dollars branding themselves on TV ads and online, consumers tend to take their advice and what they find on their sites as real and correct information. Unfortunately a lot of the data you find on these sites is not really that accurate. The reason it’s not accurate is that real estate is local, and it’s hard to these huge conglomerates to get super hyperlocal which is what you need to do when pricing real estate for sale.Miami Beach real estate seller tips:Jamey & Ognjen talk more about using online estimates for home valuations.I wrote about this before and here is an e...

If you are in the market as a buyer, today’s Miami Beach buyer tips should be timely. Probably you have seen a TV commercial or two speaking directly to you. The big online websites are in a huge battle for visitors and if you are in the market to buy a home, you are one of their key targets. They want you to land on their website when you start searching for real estate. Although we think it is perfectly fine to start with these websites as a reference point, you may get a little bit frustrated if you are trying to use these national (not local) websites for “real time data”. Unfortunately, a lot of the data can be old, expired and incorrect. We have a completely separate opinion about that. But for now, there are a few things that you need to know if you are a buyer.Miami Beach buyer t...

The other day a past client called me and asked about a remodeling project. Her concerns were two-fold. She wants to do the more expensive design, but she may need to sell the home next year and is concerned she won’t recoup the costs. This, my friends, is where you need to be super careful. Over improvement on a home can cost you big time down the road if you make the wrong call. So often, we see homeowners making over the top remodel decisions that cost a lot of money and create a challenging resale issue down the road. Why You Need To Talk To Your Real Estate Agent Before Remodeling;Top Real Estate Advice on Remodeling Projects1. Be careful about who you are taking advice from. Yes, there are a ton of great vendors out there for remodeling and design but if you have concerned about ho...

As a Miami Beach real estate agent, we encounter many different types of buyers and sellers. From those who are first-time buyers to those who are savvy real estate investors. One thing I have to admit, I love my first-time buyers who intently listen to our advice and the savvy real estate investors who know the process. With that said we also have our fair share of what I like to call the “battlers”. They like to battle us on every piece of advice we give and it’s usually because they read something off the internet or their “friend” told them. Unfortunately, they often do themselves more harm than good and waste a lot of time on properties that they cannot buy, don’t meet their needs or are not good properties. When I encounter these types of clients whether it be buyers or sellers, I ...

Old world architecture vs new.........The South Florida area has many many mansions fashioned in the era of the 1920's and 30's. You see their exquisite attention to details in every aspect of the design. This particular ceiling that is approximately 14 feet high features native cypress (no longer available). The wrought iron chandelier may have been painted white recently but the detail is still there. Notice the placement of the small porthole window, this was designed to focus eastern morning light directly onto the crystals of the chandelier-who even thinks of such details now?Did I make my point in 100 or less words?

Since purchasing the house in 1999, Calvin Klein was always intensely private about publicity and photos of his North Bay Road home in Miami Beach. Bruce Weber photographed it for Vanity Fair in 2008 and the New York Times surreptitiously got images at another point, which apparently quite upset Klein. Now that he has listed the stately historic home, built in 1929, for sale for $16 million. Here is a look inside the house  courtesy of Douglas Elliman. The not huge 5,800 square foot house comes with an additional couple thousand square feet of indoor-outdoor living space, 113 feet of bay frontage, a long infinity pool, a courtyard, five bedrooms, five ensuite baths, and an additional two half baths. Check out the bamboo lined water feature that draws you to the bay.

It will be privately funded (novel idea for the beach) and its estimated price tag will be $405M.

The Sagamore Hotel in South Beach has an arty cool vibe, so arty in fact, it is called the "The Art Hotel". Even the Sunday Brunch is sponsored by MOCA. As you stroll through the art filled lobby  you enter the pool area and are greeted by stainless steel sculptures posed around and may be surprised by some living art as well.

The famed Eden Roc Hotel which was designed by the same architect as the Fountainbleu has always been the fabulous step sister to her. It has been a battle for the top spot since the 1950's but the Fountainbleu always wins. Anyway.....everything is just as cool but different. One thing the Fountainbleu does not have is a mermaid viewing porthole in the bar.Yep, it is part of the original design, the "employee" mermaids may be gone but the guests take up the slack. Here is the view topside. Relaxing enough for you?

The Standard Hotel in Miami Beach is another one of those little secrets that us locals like to hangout at. Tucked away on the bay side on belle Isle. Originally created in the late 40's as the Lido Spa for northern snow birds. Now reinvented as a super trendy chic but cozy hot spot to see and be seen. Cocktails anyone?
