There have been many instances of late where investors have been taken by folks selling investment property to unseasoned investor. One recent case was a brother who sold his brother and wife to be, over $1M worth of homes and they are in deep now trying to get out. I perform Broker Price Opinions in this market. A BPO (Broker Price Opinion) is NOT an appraisal. It is an Opinion Of Price. Mortgage holders from Wall Street to the private investor use these products to make judgements on suitability of loans,  to confirm appraisals etc.  I suggest that folks wanting into the investment real estate in this area add a BPO as part of their Due Dilligence on prospective properties.
