For those of you who haven't been paying attention to the SW Florida real estate market, it has really taken a dive in the last 18 months.  The reason is primarily an oversupply of homes due to investor speculation.  There were a lot of investors who thought they saw an opportunity to get in and out of a few SPEC homes and make a lot of money quickly.  Don't get me wrong, there were a lot of people who made a lot of money.  But, there were a lot more people who got burned, because they weren't prepared financially to carry the properties if they couldn't sell them. Actually, Lehigh is doing quite a bit better than many people think. Home prices have dropped to a point where there is strong purchase activity, especially in the lower price ranges (read: foreclosures). At present, a standard CBS 3/2/2 (concrete block construction; 3 bedrooms; 2 bathrooms; 2-car garage) with 1400 square feet of living area ‘under air’ – basically the First Home Builders St. Michael model – can be had for $80k - $90k all over town. No shock here, but there is an increasing volume of Florclosure sales in Lehigh Acres, but short sales are out pacing all. One year ago there were very few foreclosure sales, 21 short-sales and 19 non-distressed sales. The number of sales has declined throughout the year and currently in the month of May no non-distressed sales have occurred and the number of foreclosure sales have caught up with short-sales.   It is clear to see that these types of sales have had a negative impact on market values with overall price declines in the Lehigh Acre marketplace. The long-predicted wave of buyers back into the marketplace has finally begun in Southwest Florida, but not because home prices have magically rebounded. The reason for the excitement and flurry of activity is that banks have finally capitulated.
