If you’re looking for a classic Conch house in old town, I’ve got a deal for you! The house at 923 Eaton Street is among the oldest on the island, and has been completely renovated to its full glory inside and out!Watch the virtual tour here: Originally called one of the “painted ladies” of Eaton Street, this two-story, three-bedroom, two-bath home was built in the early 1900s or possibly even before the turn of the century. (You’ll note the year built listed as 1933 in the MLS, but many of those dates are not historically accurate.) Regardless of the true date, this home is steeped in Key West history. The current owners have been busily cleaning, painting, upgrading and renovating this home for the past year. The transformation from only a few months ago is truly amazing! Brand new ha...

I first wrote about 810 Elizabeth Street, Key West nearly two months ago when it was first listed for sale.  This property is currently configured as two legal units but could become a single family home.  The listing Realtor, not me, has a letter from the Key West City Planner stating such. The property is in good condition as is, but it could be renovated into something much greater. The listing Realtor describes the property as: "Perched near the crest of Solaris Hill, this 1,541 sq' legal duplex on a 3,192 sq' lot features a 3 bedroom 2 bath down & 2/1 up (approx 560 sq'). It is located 2 blocks from Duval St, Zone X which does not require flood insurance. Separately metered (electric/water/sewer). Could be converted into single family. Possible room for off street parking & dip po...

Conch Harbor Marina Docks (center) There are lots of ways to grab a slice of paradise in Key West, whether it be renting or buying a home, condo, timeshare, duplex or investment property. But here’s one you might not have considered: purchase a boat slip (and a boat?).While this option may seem a little out of reach to most, consider this: There are a limited number of places to park your yacht in Key West. Since we are a small island, there is a finite amount of space for houses and boats. Also consider this: Nearly all the prized Key West inner harbor is owned by the State of Florida. The state leases that bay bottom to the City of Key West and a couple lucky businesses on limited 5- or 10-year terms. To ensure public access to coastal waters, Florida offers incentives to marinas tha...

Investing in the Keys and Key West: NOW IS THE TIME The Keys and Key West are experiencing an up tick in sales. The prices are rising slightly and the inventory is "gettin scarce". This is the TIME folks. Low interest rate, low prices, good weather and a wonderful place to live and or rent. Rentals are really scarce. I have more rental requests than I can handle. I have been looking for a rental for an old friend and there is nothing, nada, zip. Gather your money, get on a plane and I will meet you at the airport and we will find a place that suits your needs. You will be SORRY if you don't act NOW!

Homes Sales in Key West: Buyers frustrated over process. Buyers are becoming frustrated with the mortgage process. Many buyers cannot get credit because of the tight credit market. Over 2 million people were turned down last year according to the Federal Financial Institutions Examination Council.   The most common reasons for rejection are:   1. Bad Credit scores are now between 620 and 660. The bank usually says no to thee buyers automatically.   2. Not enough income. This is a no brainer and will never change.   3. Paperwork glitches. Missing forms, incomplete information on the application can slow or stop the process. 15% of of application are slowed down because the buyer did not complete the application correctly or provide proper documentation.   4. Key West Real Estate Sales Activity Picks up During Fantasy Fest   October 21 to 30 is when Key West Florida puts on or takes off party clothes! Fantasy Fest is not your kids Halloween Parade. Key West is at it's rowdiest. People dance in the streets and party hardy. This was not always the case. The end of October was a slow time for merchants. In 1978 I had a clothing store on Front St. across from the main Conch Train Station. Business was bad in September but by the time October rolled around merchants were broke and hungry. A bunch of us merchants got together and thought up this public relations event, a big costume party and parade. Money was collected for advertising and off we went. Fantasy Fest was a success from the inception. We had "big" business behind us, Sloppy Joe's, Ke...
