So far this year nothing has been able to hold back the rise in median condo prices in Jupiter and the neighboring communities. As of June 15th, the median price of a condominium in the Northern Palm Beaches is up for the 5th straight month to $216,500. We have to go way back to 2007 to see higher values.  Since the beginning of the year, condo prices in Jupiter and the surrounding areas are up about 12%. Compare that to single family prices that have been up and down over the same time period and are relatively unchanged in the $420,000+/- range. There's much to be said about Condominium and Townhome life in South Florida. As Summer quickly approaches the number of lit high and mid rise units begin to diminish rapidly. That's because most of these 2nd & 3rd homeowners have either left for the season or soon will be. Inventory is up almost 60% year over year despite what you may have read or heard. Average sale prices are down by 14.4% during the first quarter while median prices saw a whopping 17.7% reduction. About one third of purchases are made via cash and with pending sales up by 56% the Supply & Demand curve is about to make a move I believe. It's HOT in Jupiter, Florida! Forget what you hear about inventory. Disregard what others say about high prices. Who says it's a Seller's market? You don't have to pay more than full asking price! Look at this graph and I'll show you what's happening here.  Sales (multiply by 10) = the number of homes sold each month which shows a low of 120 and hit its high last month of 200+ homes. It was bound to happen and it’s actually very healthy for the overall market. For the first time in about 5 years we can finally tell you that the median single family home price in the Jupiter area has not moved higher from where they were a year ago. As of June 1st, the median sales price of a single family home in the Northern Palm Beaches sits at $420,000 exactly where they were one year ago. Unchanged.  Last year, we saw a nice spike in single family home prices during June and although it is just 8 days into the month we are again seeing short term pricing pressure to the upside in both the single family and condominium market. So far 2016 has been a far cry from robust when it comes to real estate sales. Perhaps we are a bit spoiled as last year topped the record books for the total number of real estate sates in the Northern Palm Beaches. So expectations were high. Interest rates were low. On January 1st it was looking like a banner year heading our way.  But so far 2016 home sales through the end of May are down. And rather significantly by 12.5% over year ago numbers. No doubt we are using the best year in history as a benchmark and going back and looking at earlier years this years numbers look decent. Then we look at median prices and so far this year we are up by about 3.7% over the first 5 months when compared to 2015 numbers. Residential inventory has drastically been reduced in Jupiter and Jupiter Farms since February. This goes deeper than the anticipated seasonal curtailment and is a paltry 52% of what it was a few short months ago. Supply and demand are working their magic on price which continues to rise.Speaking of price our low comes in at $180,000 and soars to $19,900,000.
