The National Association of Realtors (NAR) recently released their latest Existing Home Sales Report revealing that distressed property sales accounted for 4% of sales in September. This is down from 7% in 2015, and is the lowest figure since NAR began tracking distressed sales in October 2008. Below is a graph that shows just how far the market has come since January 2012 when distressed sales accounted for 35% of all sales.Existing Home Sales Hit 2nd Highest Figure Since JuneMortgage interest rates remained well below 4% in September at 3.46%, prompting existing home sales to stay at a healthy annual pace of 5.47 million. Month-over-month sales were up 3.2%.Inventory of homes for sale remains below the 6-month supply that is necessary for a normal market, as it fell 2.2% to a 4.5-mont...

There are many potential homebuyers, and even sellers, who believe that you need at least a 20% down payment in order to buy a home, or move on to their next home. Time after time, we have dispelled this myth by showing that there are many loan programs that allow you to put down as little as 3% (or 0% with a VA loan). If you have saved up your down payment and are ready to start your home search, one other piece of the puzzle is to make sure that you have saved enough for your closing costs.Freddie Mac defines closing costs as: “Closing costs, also called settlement fees, will need to be paid when you obtain a mortgage. These are fees charged by people representing your purchase, including your lender, real estate agent, and other third parties involved in the transaction. Closing costs...

For Jupiter Mortgage Shoppers, Bad News Isn’t Always BadIf you keep track of the ebb and flow of U.S. economic news, you might also be aware of how it relates to some things that happen here. Particularly in the way the Palm Beach County’s mortgage rates have been responding to the ups and downs of announcements from Washington, the cause and effect relationship has settled into a fairly predictable tango. Last month was no exception, with a dip from afar leading to some more good news here. The less-than-buoyant news from Washington came in the form of what CNBC called a “weak” Gross Domestic Product reading for the second quarter. That news caused a drop in mortgage interest rates, which triggered an increase in home purchase applications (now 13% higher than a year ago) and a 10% incr...

In today’s housing market, where supply is very low and demand is very high, home values are increasing rapidly. Many experts are projecting that home values could appreciate by another 5%+ over the next twelve months. One major challenge in such a market is the bank appraisal. If prices are surging, it is difficult for appraisers to find adequate, comparable sales (similar houses in the neighborhood that closed recently) to defend the selling price when performing the appraisal for the bank.Every month, Quicken Loans measures the disparity between what a homeowner believes their house is worth as compared to an appraiser’s evaluation in their Home Price Perception Index (HPPI). Here is a chart showing that difference for each of the last 12 months. Bottom Line Every house on the market ...

CoreLogic released their most current Home Price Index last week. In the report, they revealed home appreciation in three categories: percentage appreciation over the last year, over the last month and projected over the next twelve months. Here are state maps for each category:The Past – home appreciation over the last 12 monthsThe Present – home appreciation over the last month The Future – home appreciation projected over the next 12 months   Bottom Line Homes across the country are appreciating at different rates. If you plan on relocating to another state and are waiting for your home to appreciate more, you need to know that the home you will buy in another state may be appreciating even faster. http://jupiterflreal.estate/past-present-future-home-prices/                          ...

If you are debating purchasing a home right now, you are probably getting a lot of advice. Though your friends and family will have your best interest at heart, they may not be fully aware of your needs and what is currently happening in the real estate market. Ask yourself the following 3 questions to help determine if now is actually a good time for you to buy in today’s market.1. Why am I buying a home in the first place? This truly is the most important question to answer. Forget the finances for a minute. Why did you even begin to consider purchasing a home? For most, the reason has nothing to do with money. For example, a recent survey by Braun showed that over 75% of parents say“their child’s education is an important part of the search for a new home.”This survey supports a study...

My first memory of a hurricane was that of Donna in 1960. I sat and watched its power bend and break branches of huge oaks and maple trees even uprooting a few. I had no concept of wind speed and rain or flood effects at the time only the raw power I observed. I did not live in a coastal area at the time but now I do and analysis of storm surge, wind speed, rainfall and tides complicate matters.          I won't dwell on the technicalities because there's an additional unpredictable factor that helped us immensely to survive Hurricane Mathew relatively unscathed. The fact is Mother Nature decided to be on our side in Florida and brought only tropical storm force winds along the majority of our coastline. I am thankful for that but take it with a grain of salt because as with re...

According to the latest Beracha, Hardin & Johnson Buy vs. Rent (BH&J) Index, the U.S. housing market has continued to move deeper into buy territory, supporting the belief that housing markets across the country remain a sound investment. The BH&J Index is a quarterly report that attempts to answer the question:In today’s housing market, is it better to rent or buy a home? The index examines the entire US housing market and then isolates 23 major cities for comparison. The researchers “measure the relationship between purchasing property and building wealth through a buildup in equity versus renting a comparable property and investing in a portfolio of stocks and bonds.” Ken Johnson, Ph.D., Real Estate Economist & Professor at Florida Atlantic University, and one of the index’s authors ...

For Jupiter Homeowners, Virtual Staging is a 3rd AlternativeIf you set your sites on selling your Jupiter home in short order for the best price, one of the most reliable ways to add to your effort is to introduce effective home staging. If you have the requisite artistic flair and some time to devote to the project, you can try your hand at staging your house yourself. Alternatively, you can turn the project over to a professional Jupiter staging company. And for quite a while now, there is a third alternative. The importance of good staging is undeniable. It is sometimes called “the gentle art of temporarily redecorating a house”—and it’s a gentle art that’s been found to be an effective adjunct to many a home’s marketing campaign. The National Association of Realtors® research shows t...

Just a Few Basics Make an Intro to Palm Beach County Real EstateAs every college freshman will tell you, it’s those “Introductory” classes that can wind up being the most time-consuming. Since they cover a lot of territory dealing with subjects that are new to you, they can be the hardest to keep up with. If Jupiter real estate had its own college department, its “Introduction to” class might be a lot easier than some of the other departments’—but there would still be a few basics some of the freshmen might need to master before proceeding much further. When it comes to Jupiter real estate, the equivalent of the freshmen are the first time home buyers. They don’t need a whole class to be prepared to dive in, but they should be aware of some basics. Some financial preparation comes first:...
