We were fortunate to have our first ever REBar Camp in January in Jacksonville, FL at the Northeast Florida Association of Realtors (NEFAR).  I was thrilled: as incoming President of NEFAR, this as our first event during my term, and I wanted to be there first hand to see who attended, and meet more members. I was able to stay for about 1.5 hours in the fun energetic atmosphere, seeing faces I'd never seen before, which was precisely what I had hoped would happen. We ultimately had 200 people total attend, expanded sponsorship opportunities to allow more business partners to sponsor, and created a buzz that should last for quite some time.  I would have loved to stay longer, but had to deal with an appraisal issue, as well as a Relocation listing opportunity. Inventory rapidly shrinks; competition for dwindling supply drives prices up. Closed sales, pending sales and prices still on the upswing.   JACKSONVILLE, Fla. – The Northeast Florida Association of Realtors announces real estate market statistics for December 2012. Statistics encompass both single-family residential and condo sales, combined. Jax2025 & JCCI (Jacksonville Community Council, Inc) recently reviewed 14,000 surveys filled out by current residents of Jacksonville, FL about where the city is going, and what the city's vision should be. A JCCI representative visited our Beaches NEFAR Council this past week, and encouraged those of us who were available to attend the first public input session this morning a the Prime Osborn Convention Center. There will be a total of 5 brainstorming sessions, with a capacity for 2000 people to contribute their input.   It's certainly a new year in Jacksonville, with the major decision made by the new GM, Dave Caldwell, who fired Mike Mularkey after our worst season in history. Shad Khan purchased the Jaguars last year, and made some big changes, and I know I was very optimistic about this past season, at least when it started, and then dejected when it ended - and I don't think I was the only one. Caldwell is the second youngest GM in the NFL, and in the first two days alone, has made major changes. Aside from the coaching change, he has swiftly decided not to pursue Tim Tebow. Not sure I agree 100% with the second decision, however, it's filled me with hope for an awesome draft and an incredible year for the Jaguars! Ok, I think I got your attention with the headline! Yesterday was our 6th Annual Southern Slam Quad Rugby Tournament.  What, you ask?  Yes, quadriplegics in wheelchairs, playing full contact rugby with modified wheelchairs, on a basketball court.  Murderball is a 2005 documentary about the sport, which is quite addictive to the players, and quite physical, despite the teams being in wheelchairs.  And, until I read about it this morning in the Florida Times Union, I had no idea there was a US Quad Rugby Association! Today I showed property at 10am, and then had to get a contract inked by my buyer.  Now, with the iPad, I can do so much more than I can, but since I don't have a portable printer (at least, not yet), when I had to print this morning 20 miles from my office, I opted for the Jacksonville Public Library. They have PC's and printers, and at 10 cents a page, it was a deal. My other option was do have everyone drive 10 miles down the road to an office, but hey, I got to renew my library card, and get the kind that fits on my keychain, impress my clients who had not been to the library here yet, and get the necessary signature! Next time you are in a pickle, think about how you can be creative!

I just heard from a buyer who closed in November about an overcharge on her utilities. See, she was proactive in getting all of her services set up at her new house, she knew her personal moving timeframe would be long as she has significant downsizing to do, and it was easier for her to purchase her new home, and take her time with the move. She set up to be fiscally responsible for the utilities on a set date, prior to closing, as the tenant was to depart on the very same date. (Typically, I guide buyers to have utility service set up for the date of closing and not sooner).  Looks as though the tenant did not, in fact, vacate on the date he said he would, but stayed in the property and used over 900 gallons of water on the two date between the agreed upon departure date,and the closi...
