    Fewer new listings are lender mediated, median prices and closed sales nudge upward, inventory still low.   JACKSONVILLE, Fla. – February 2014 real estate sales and activity is available from the Northeast Florida Association of Realtors on NEFAR.com. Except where otherwise indicated, statistics reflect combined results for single-family residential and condominium properties. There were 2,728 new listings added to inventory in February; an 11.9 percent increase over February 2013. Despite the jump in sellers deciding that now is the time to make their move, overall inventory fell 3.5 percent year over year to come in at 9,324 homes. The reduced inventory equates to just 4.9 months supply. Closed sales increased 1.7 percent year over year, with 1,550 sales taking place in February....

Although our weather lately has not been the kind you think of for outdoor actvities, our forecast is supposed to start clearing up and warming up today just in time for the annual Concours d'Elegance on Amelia Island.  This annual fundraiser has raised over $2.25 million for local charities since inception and if  you have not been, it really is a great way to spend a few hours (or more) looking at antique autos in prisitine shape. There are events that started yesterday, and run through Sunday. I've been in class this week earning my Certified International Property Specialist desgination offered by NAR. It's been a while (at least a year or two) since I've been in a class for an entire week. Today is Day 3, so at the close of today's class, I'll officially be over the 50% mark. Why do I take the entire week?? Yes, I could take a class here and a class there, but I prefer to knock it all out at once, so I can submit the application (in this case), and get to use the designation sooner rather than waiting. Some of our designations have time limits on them as well, and I would hate to have invested in half the classes, and then miss the deadline and have to start from scratch.  So, I'll be back to a more normal "appearance" pattern here on AR - when I get back to a more normal s...

As some of you may be aware, Prudential Network Realty in Jacksonville & St. Augustine, Florida is now Berkshire Hathaway HomeServices Florida Network Realty. We had our annual company meeting yesterday at the Touchdown Terrace of Everbank Field, and it was fabulous to see our "old" sign on the stadium's Jumbotron change to our "new" sign of BHHS Florida Network Realty. The energy in the room was incredible, partly due to some incredible statistics (for example, PNR was up 41% year over year in luxury listings, while the MLS was up 21% by comparison), and partly due to the brand launch. Oh, yeah, we did giveaway a lease on a 2014 Mercedes to one lucky agent, that may have contributed a bit of excitement. We all know how tight budgets can be at all times in our lives, but especially so when living on a fixed income. Seniors may have trouble with utilties, food, health, and prescription expenses. I just learned about a local non-profit, completely volunteer driven, that can help with some of these issues. Senior Life Foundation, Inc was established 12 years ago to help meet the urgent needs of low income seniors in Duval County, FL. The foundation has worked with Jacksonville's Independent Living Program, Lowe's at Regency, Metro Rooter, and the Northeast Florida Community Action Agency to repair or replace aging appliances and fixtures such as stoves & refrigerators. The inventory level was up over last year, but so was the homes sold in Jacksonville, which brought the months inventory at 4.69 months. Under 5 is moving us in a seller's market. The median sales price in Jacksonville for December 2012 was $115,000. The median sales price for December 2013 was $129,900. That's a difference of 13%. Beauty is in the eye of beholder - right? Who is the beholder when your house is on the market? There are two: the seller and the buyer. A way we differentiate what stays with the house here in Northeast Florida is the seller's disclosure, and it's vital this form be filled out to be as accurate as possible. In the case of the Mirror, Mirror On The Wall pictured above: both parties (buyer & seller) found it's beauty, and it became a sticking point.  Seller-husband filled out sellers disclosure, and apparently, without much thought, checked that all bathroom mirrors stay.  Seller-wife intended to exclude this mirror from the house, and was advised to remove it prior to the house being put on the market.  Buyer-wife loves this mirror, and was very upset to hear it might not stay with the...

Consumers Share Their Experiences (If They Chose To) The National Reverse Mortgage Lenders Association is taking the necessary steps to make sure consumers are able to share their positive experiences when obtaining a reverse mortgage. According to an article published by Reverse Mortgage Daily, NRMLA's outreach program will consist of a consent form, which NRMLA suggests lenders include in closing packets, that consumers can fill out at their discretion. The form asks for the borrower's name, phone number, email address and the city and state they live in.
