  Holiday, FL - Single Family Home Sales November 2013, the Holiday, FL  area is south of New Port Richey, FL and closer to the Pinellas county line. It has coastline and interior subdivisions, several waterfront parks, shopping and restaurants.    And woodstorks. This picture taken at Gulf Trace, Holiday, FL.   Single Family Home Sales totaled 48 in November, 2013 with the highest being sold at $168,000 for a per square foot (PSF) price of $104.00. This one took 1,722 days to accept a contract for 127% of listed price (177,000) (I’m not sure that is correct but that is what is in MLS; I get 95%).   The lowest sold is $ $26,900 a psf price of $26.39 which took only 1 day to accept an offer.  That’s a 72% list to sold price ratio. Hudson, FL - Short Sales for December 2013.  Hudson is a smaller town than New Port Richey, FL. But it has a wide variety of property from waterfront to subdivision to ranches and blueberry farms.   There are currently 44 short-sales in the Hudson area. They range in listed price from the lowest price of $34,900 for 785 sf in Shadow Ridge that’s a per square foot price (ppsf) of $101.97. The highest priced short-sale is $155,000 for 1,520 sf  on a canal in Hudson Beach Estates. A ppsf of $101.97.   Average listed short sale prices are $93,620 (ppsf $62.11) for 1,516 square feet (average).   I've noticed a trend toward pricing short sales higher in the last 5 months. The Event Factory is a new venue  recently opened in a former church building for formal events like wedding receptions, engagement parties, and us. It is an awesome venue. Sales ranged from $665,000 in The Highlands with 2,992 sf and 80 acres of agricultural-zoned property. It took 298 days to receive an acceptable offer. And was situated on Toni Terrace (I like that). The lowest home sold was for $25,000 in Beacon Woods Village and having 848 sf. This one took only 0 days to contract. Average sales were listed at $131,443 and sold at $122,428. That’s 95% of listed price, and it took 70 days on average to received an accepted offer. As you can see, sales are up and so are prices. Days to contract is shorter.   Hudson Beach in Hudson, FL. A Delightful Place To Spend Time     Come and climb the observation tower at Hudson Beach Park and enjoy the view over the water. The beach isn’t large but the sunsets really do make up for that. You can sit in a shelter and enjoy lunch away from the crowds and watch for the dolphin to swim by. The day I was there, a dolphin swam past down the channel to the side of me. Because of the angle, I wasn’t able to capture him.   The beach is located at the end of Clark Street.
