The American Dream Miami mega mall would have two levels of retail in a figure eight layout surrounded by scores of amenities, including an indoor ski dome, according to documents recently filed with the county. The development in northwest Miami-Dade County aims to be the largest mall in North America with 6.2 million square feet plus 2,000 hotel rooms. In its application to the county, Triple Five Group said the mall would have similar vehicular traffic on a per-square-foot of leased space as the smaller Mall of America in Minnesota. That mall attracts more than 40 million visitors a year – more than the Magic Kingdom.

After almost 2 years of going back and forth with the Miami Dade zoning department, hearings, etc. I just don't get it! To make a long story short, this is the situation, An Office/ Retail building built in 2009, which passed all permits, impact fees, traffic, everything! seats standing on Miami Gardens artery. it soon will become a museum or something like that. We have  been requested a variance to place ITT institute in the building contributing to the education within the community and of course taxes for the county. Staff of the county, which I think has excellent professionals recomended our petition. Here is how it works for a current owner: Let’s start with the example of the traditional Reverse Mortgage, which is done when someone already owns the home, has equity, and either wants to cash out or pay off their current mortgage without requiring future payments:  So John and Sally are 62 years old.  Their value is 200k, and they owe 100k.  Based on their age they have a benefit (or available loan amount) at approximately 60% of their value, which is 120k in this example.**  SO THEY USE THE MORTGAGE PROCEEDS OF 120K TO PAY OFF THEIR CURRENT MORTGAGE (eliminate their payment) AND CASH OUT THE REMAINING 20K TO USE AS THEY PLEASE.
