 A lot of agents will only take a listing if it is priced right. Where does that leave us when we have a seller who is being transferred out of town and has to sell? But, they aren’t being transferred for 4-5 months and think their house is worth more than market. At least they want to try to get more than market for a month or two and after that they will reduce the price. Since we try to list everything at market, they get offended over our price and go with another agent.   The other agent never communicates with them and they move out in 5 months when the house hasn’t sold. Different seller are looking for different things when they are listing their house. FSBOs want the most money, while Expired Listings just want to get the house sold. When talking to a seller, you have to find their hot button and craft your presentation to hit that button. With an expired listing, show them all the proof of why you can get their home sold. I show them my Marketing Plan. I go thru the individual items one at a time with the seller. I skip over the smaller, more insignificant ones. But, I make sure to stress the important ones. Gainesville homeowner finds squirrel in toilet         Several weeks ago, while I was in holiday elf mode delivering gifts to my customers, I was regaled with the freakiest homeowner tale I have heard in quite a while.   Seems that my buddy (let's just call her OMG) got the surprise of her life coming home from work one day.  She explained that they keep all of the toilet lids closed in the house as a babyproofing measure.  Returning home from work, she went to use the bathroom, lifted up the lid, and saw some lifeless furry thing inside the bowl. There are many condo owners in our area curious about the sales history of condos in Gainesville.  Some of my current sellers are frustrated by the slowness of the condo market here in Gainesville.  Our biggest lag on condo sales now is directly related to the fact that it very hard for any buyer to obtain financing.  Cash buyers have access to bargain basement pricing, and there is high inventory to choose from.   Buyers needing FHA financing are frustrated with changes to the "FHA Approved Condo Community" List and new underwriting issues.  Conventional loan underwriting rules also limit a buyers ability to secure a loan on a condo in a condo-conversion community.   There are some lenders that will NOT offer financing for any condo in our area for "investment" purposes.    Using our M...

On this FROZEN Sunday morning in Gainesville, I woke up with a craving for those big fluffy buttermilk pancakes - like the ones you can get at IHOP.  But, with it being 20 degrees outside, I had no motivation to even get dressed and go out in this cold weather. Then I thought, hmmmm just go Google "Buttermilk Pancakes".   (Computer addiction first thing in the morning). I found this recipe and printed it out.  And I have to tell you, they were delicious!   The best pancakes I have ever made in my own kitchen!!
