Biking and Walking Path in Fort Myers, FloridaSeveral years ago I enjoyed my first trip to the linear park with a local running club. With age, they say, comes wisdom plus my joints have let me know that running is no longer in my wheelhouse. To that end, I have transitioned to a variety of low impact sports one of which now includes bike riding.  Continue reading: John C Yarbrough Linear Park

Further Proof This Isn’t a Housing Bubble! Two weeks ago, we posted a blog which explained that current increases in home prices were the result of the well-known concept of supply & demand and should not lead to conversations of a new housing bubble. Today, we want to look at home prices as compared to current incomes. Here is a graph showing the monthly mortgage payment on a median priced home in the U.S. over the last 25 years: Further Proof This Isn’t a Housing Bubble | Keeping Current Matters Mortgage payments are currently well below the historic average over that time period. Purchasers are not overextending themselves to buy a home like they did on the run-up to the housing crash. Lawrence Yun, the Chief Economist at the National Association of Realtors, recently explained in ...

Fort Myers, Cape Coral  Florida Real Estate Market: Feburary 2016 Report  In school we all learned the Theory of Supply and Demand. When the demand for an item is greater than the supply of that item, the price will surely rise.SUPPLY The National Association of Realtors (NAR) recently reported that the inventory of homes for sale stands at a 5.4-month supply. This is considerably lower than the 6-month inventory necessary for a normal market.  Charts That Scream ‘List Your Home Today’ | DEMAND Every month NAR reports on the amount of buyers that are actually out in the market looking for homes, or foot traffic. As seen in the graph below, buyer demand in February significantly outpaced the last six months. Many buyers are being confronted with a very competitive market in which they mu...

My family and I had a great day at the Boston Red Sox vs. Tampa Bay game. What a great experience to live in paradise and enjoy so many activities, including spring training of some of our favorite baseball teams. Here are some of the highlights of the day, including watching the antics of the “Green Monster – Tessie”, an overtime nail biter with Boston’s two outs & bases loaded, and watching some of the highest paid baseball players playing in the Grapefruit League. The weather cooperated too, with 80-degree weather and cool gulf shore breezes. Good times!

Manatee Park | Things to Do in Fort Myers, FloridaYet again, I had a close friend of mine tell me that they had never seen a manatee in person. I sort of understand how that happens. If you don’t spend enough of time on the water you may not see them. These enormous creatures are nearly silent and can easily go undetected especially if you are not in tune with the faint sound they make when they breach the water’s surface for a fresh breath of air.Continue: Manatee Park Fort Myers, Florida

Some realtor associations are warning home sellers about so called pocket listings. These types of listing are ones that are not published in the Multiple Listing Service, better known as MLS, like most homes are.Savvy realtors may use a pocket listing to quickly sell a home, like Fort Myers luxury homes, Boca Raton luxury homes, or Weston luxury homes, in what is now a very tight housing market with potential buyers outpacing the number of available homes. While pocket listings are not necessarily illegal, home owners should know that a pocket listing deprives their property of a broader listing, which may increase competition and may help boost the sales price. Find out more about pocket listings in this video hosted by Florida Realtors®.
