In FSBO, the idea of negotiating may be intimidating. Negotiating skills are something we all possess, but the onus is on negotiating effectively so that neither you nor your buyer looses. Buyers can move away due to the seller's inflexibility, everything can down hill from there, and truly this should not happen. Often a duress sale doesn't accurately reflect true market conditions, such as a foreclosure, short sale, estate settlement, tax sale, divorce, condemnation or other involuntary sale conditions. Professional appraisers use a standard called "arm's length." To qualify, the buyer or seller must not be related to each other or have common interests-they have each other at "arm's length"-that establish a fair market value. In a "non-arm's length" transaction, the relation-ship between the parties may cause one or the other to accept less than they are entitled to or pay more than fair market value. Lee County Florida Property Taxes can be confusing at best with all of the recent changes both legislatively and through voter amendment to the state constitution over the past twelve months here in the State of Florida.      Historic Distric of Fort Myers IN South West Florida and particularly in Fort Myers-Cape Coral our appreciation rate in 2004-2005 just went through the roof.I think it was around 47% for these 2 years and now its easy to see that the Lee County real estate market was steaming up to strongly. The problem seems to be almost national.There are a few exceptions like Asheville I heard. The more it went up, the more it is falling.Las Vegas was next to us then as one of the top cities in the USA with the strongest appreciation.        Numbers don't lie and there are strong signs that Real Estate in Lee County Southwest Florida is "starting to turn around". We are certainly not out of the woods by any means, Lee County is still showing three times more new homes listed every day then sold.Let's stay objective.
