Affordable homes are again available and nearly everything is selling! I've been reporting for months that there are great values to be had here in many of Florida's most sought after locations... Naples, Bonita Springs, Estero and Fort Myers.  Not just good or even great values but truly spectacular home buying opportunities! What led me to this conclusion is the fact that many, if not most properties are below replacement cost.  Even if you could find a comparable location in terms of proximity to the beach, Fort Myers International Airport (RSW), shopping, dining and access to the gorgeous rivers, estuaries and bays that lead out to the warm waters of the Gulf of Mexico the cost to duplicate these properties would be significantly higher than both the current list price and eventual ...

Our baby Arrived Today .......  Our baby arrived today, well at least that is what I was thinking when I saw the Stork in the back yard.  When I got up this morning I looked out the bedroom window and saw a Wood Stork wading through the water of the lake. It is that time of year when the migratory birds start showing up here in Florida and we occasionally will have Storks in the area.  The Storks have a beautiful body of white with black tip feathers but their faces are quite ugly. The type of face only a mother can love. During the winter months they will breed in the swampy areas of Florida. The swamps provide much needed food for the babies. They feed on small fish and other small aquatic animals.  The Wood Stork is the only Stork which breeds in North America. It's ancestors go...

The Red Sox took the first two games from the Angels in Round 1 of the Playoffs.  Tonight is Game 3 at Fenway Park in Boston.  That the Red Sox will win Round I is almost inevitable now.  Do the Angels have even a miniscule change of wining two games against the Sox at Fenway.  I say no.  The fact that the Red Sox are on their way to another championship year fuels the fight in Florida.  I think there has been enough ambiguity.  The Sox need to make their decision and announce it.  Are they going to stay in Fort Myers? And, if not, are they going to stay in Lee County at least, or go to Sarasota, as feared. Does Sarasota have more to offer than Fort Myers?  Let's examine it.  Downtown Sarasota has a beautiful harbor, the Ritz Carlton, an art community.  Fort Myers has the River District...

Will it be the end of the world if the Red Sox leave their spring traning home in Fort Myers?  No, but it will be a blow. Some estimates are that the Sox generates as much as 25 million dollars a year into the local economy.  In a down economy, this would be a huge blow.  But, more than that, to lose the 2004 and 2007 World Champions, to lose what may be the most mystical and mythical team in baseball would also deal a blow to the morale of Fort Myers.  And, for my wife and I, former residents of Massachusetts (my wife was born and bred there), their leaving would also be a personal blow. This past Tuesday, more than than 100 people gathered in the City of Palms Park to show support for keeping the Sox.  People, many of them business owners, chanted "Save our Sox."  The Fort Myers Counc...

Lobster and Broadway shows may be beating out rhubarb pie and Wrigley Field as what most Southwest Floridians miss. Northeastern-born residents swelled to 139,195 in the Cape Coral-Fort Myers area in 2007, according to Census Bureau estimates released today, surpassing the 135,607 of those born in the Midwest. Corn-fed state transplants have held majority sway over Southwest Florida as Interstate 75 is the nearest escape route for Midwesterners fleeing the cold while sun-or-bust Northeasterners hop on I-95. The approximate increase of more than 11,600 Northeasterners from 2006 to 2007 outpaced the gains seen in the immigrant population. There was a roughly 2,800 increase in foreign-born residents from 2006, making the total 89,677 in 2007 in Cape Coral and Fort Myers. The latest estimat...

Save time! Save time!  Stop frying your brain trying on internet searches.... ALL foreclosures, resale, shortsales, are already on our local MLS. We agents first post new listings in MLS, then we choose where to syndicate it out: Craigslist, Yahoo, AOl, Hotpads, Google, Realtor.com, Foreclosures.com, etc, etc, etc. Can you see how you're wasting precious time searching those other sites? The originating entry was our local Multiple Listing Service (MLS), then some of us sent it out to other sites!Call me or your favorite local realtor and get ALL houses for sale in one place (except for sale by owners and some rehabber inventory who don't seek Realtors to sell their products).  Most realtors will have an MLS consumer product that they will give you a link to, such as a company website o...

As far as hurricanes and dealing with prospective investors' fears of them when considering a purchase in Southwest Florida, I give them the following facts:  The fact is that from 1960 to 2004, no hurricanes hit the Fort Myers area.  That's not to say that we are safe from a hit.  Charlie gave us quite a punch in 2004.  But, we are talking about odds and the odds of of being hit are far greater on the East Coast of Florida, in Dade and Broward Counties. It is definite that Hurricanes go in cycles, active periods and not so active periods.  There have been studies about the odds of a particular area being hit by a hurricane and I read the the results of one study published in the March issue of American Scientist.  That study indicated that the chances of any particular Gulf location be...

A few of our local aquatic "preserve" are   Estero Bay  which is located along the back Bay of Fort Myers Beach and a sight to see. Matlacha Pass and the  Pine Island Sound  around one of my favorite Old Florida island in the area of Lee County which is Pine Island. and the Gasparilla Sound - Charlotte Harbor.                There is a long way to go. I have been a resident of Fort Myers Beach for over 9 years and I was told that anyone could swim in the back bay in the 70's. Granted we have come along way in water treatment plants since the wasteful 70's and 80's but we have still along way to go in the way we use our chemicals and dump so much of our waste along the mouth of the Gulf Of Mexico.               I  am staying positive. The only way to go is to be ecologically aware and th...
