Southwest Florida Golf Course Condos! Fort Myers has two very good golf course developments in which I highly suggest to home buyers looking for a Condo or single family home located on a golf course. Eagle Ridge offers Condos and single family homes and is a very well maintained golf course with water coming into play on almost every hole. This course will make you play just about every club in your golf bag! Bring plenty of Golf balls! The condos feature a open floor plan with a very large Screened lanai that brings the outside in and you truly feel like your setting on the edge of the golf course.                                        Single Family Pool Home located at Eagle Ridge Golf Course Fort Myers Florida  Cross Creek offers a variety of styles of con...

I visited the community of Botania Lakes this past week.  This community was recently established and has about 300 homes built.  At completion it should have a total of 600 homes.  This community has many of the amenities you would expect.  Additionally I think there are several features that make this a great place to live.    1. The new Treeline Elementary School is adjacent to the community. 2.  The proximity to the SW Regional Airport is really desirable.  You are not so close that noise is an issue but close enough that the drive is probably not more than 10-15 minutes. 3.  Treeline Ave is not heavily traveled but does provide a good north-south corridor with good access to shopping, restaurants, and I-75. I did a home preview for a client of mine yesterday at one of the Short Sales in Botanica Lakes in Ft. Myers.  This 5 bedroom home was recently reduced to $219,000.  Of course the real question is ‘What is the selling price?’  Many times homes are selling for well above list prices as multiple offers are occurring and buyers recognize the real value of a property.

LandQwest Commercial Continues Expansion Despite Uncertain Economy By Elizabeth W. Pearce At a time when some commercial brokerages are struggling to make deals, the principals of LandQwest Commercial, LLC in Fort Myers have relocated to a new headquarters at 12800 University Plaza. University Plaza is a Class A office building, and the LandQwest offices occupy a space that is just over 5,000 sf. Given the current economic environment, that’s an especially ambitious undertaking for an independent brokerage that opened just as the market was contracting. However, the downturn has had little effect on the company’s growth. In the next 12 months, LandQwest expects to add at least six licensed agents to its current roster of 13, as well as additional support staff. “We have enough business...

This morning was predicted to set records in many parts of Florida as being the coldest October day in history.  There were freeze warnings up in Ocala. Before today, the record was 47 in Fort Myers, set in 1910.  The temps were predicted to drop to 45.  When I went out this morning, it felt colder than that.  Of course, this strange weather phenomonum will not last long and by friday, temperatures are expected to rise into the low 80's.  I'm sure that that Northerners are feeling very bad for us about how cold it is out this morning.     Hello Folks,  Growing up in Kentucky we had a lot of slugs sliding around on the ground. You know the little slimy critters I'm sure.  When I moved to Florida, I was surprised to see so many Snails sliding around. Our area of Florida does not have many slugs (although we do have a very small "Hammerhead Slug"- but that will be for a future blog). When I lived in Naples, Florida the area around our home was inundated with Snails. Every evening when you exited the house or car, you has to keep your eye on the ground to prevent the inevitable "crunch" from stepping on one.                                           These snails are quite cute and have very fragile shells, soooo they do "crunch" quite easily. Our older dog, Princess, also enjoyed having a few as a meal. ...... Yuck   An...

Romeo the Turkey Vulture Hello Folks,  Thought I would share a little story about Romeo the Turkey Vulture. For those of you who visit my blog, know that most of what I write is either about visits to our beaches, the birds we have in the back yard and political propaganda.   Romeo the Turkey Vulture is one of the many birds we see behind the house, generally flying around in the sky. He has a few buddies which accompanies him and some of these are cousins, Black Vultures.   I gave Romeo his name because in the past week, Mr. Romeo has been visiting a neighbor's house which sits diagonally across the lake from my home. The neighbors house is a two story home and Romeo likes to land on the lower roof. He then sasheys over to the second story window and proceeds to look in. He will r...

In a real estate market where developers and corporations are whittling down their staffs, banks and insurance companies are faced with what to do now these institutions have become the reluctant owners of huge portfolios of buildings, many of which have been neglected by cash-strapped developers who finally defaulted on one debt payment too many. Most of the institutions have farmed out the day-to-day responsibilities for managing and leasing the properties to professional firms like LandQwest Asset Recovery, LLC. The reason is they are scrambling to find high-level people who can both supervise the outside vendors, and most importantly figure out what to do with the properties in the long run. LandQwest has assembled a Superior Team Of Professionals who handle property management, sp...

Joe Kendall, Realtor with Sandals Realty a Waterfront and Foreclosure Specialist writes, This time of year our snowbirds are making plans to spend the up coming winter here with us in sunny southwest Florida. This season will be very different then many of the years past. Our home prices are so low with reagrds to the bank owned and the bank short sale homes, they are below monthly payment wise what people had payed in years past for just a seasonal rental. Cape Coral, Fort Myers and Lehigh Acres have hundreds of foreclosure and bank owned property that banks are waiting on your offer! Why settle every year looking for a seasonal rental and in some years was not what you expected when you arrived? If you think you cannot find a deal in Fort Myers these days, think again.Granted this home on Katherine Street in Downtown Fort Myers was a foreclosure and I will not retire on this commission.  Yet, this sale was most satisfying. My clients were seeking a home which possessed the Old Florida charm, preferably in downtown Fort Myers, in or near the historical section. A fixer upper would be preferable. Build in 1928? Even better. Below is a slide of this amazing little home with enormous potentials. PROPERTY SLIDE   1928 Old Florida home.   One could call this place a diamond in the rough. When I went back yesterday to pick up the keys I thought: "This is the kind of home I wouldn't mind owning and remodeling as a project".Even the street itself is full of owners who have renovated thei...

Every investor knows that the bottom of the market is really close.  However, they are always hesitant to buy because prices MIGHT go a little lower.  There is no way to tell when the bottom is here.  Once that point is realized, the market will have already started to rebound.  Sales in my area have increased by 80% since 12 months ago at this time.  I think buyers are realizing that the bottom is very close in our area.  There is no question that there are developers and sellers who are strapped with inventory that they are willing to liquidate in order to free up cash for other phases, or other projects.  I have established a relationship with a developer who has 20 units that he has to move.  These units are brand new and they are located in the nicest community in Fort Myers.  Don'...

Hello Folks,  Living in Florida provides us the opportunity to see many beautiful species of birds. The Reddish Egret is one which we see literally daily in our back yard. I believe it is the same bird every time, but that will be impossible to know. For the past year this Reddish Egret has been frequenting the lake in our back yard foraging for food.  He feeds predominantly on small fish, but I'm sure he will also eat small reptiles and amphibians in addition to his fish diet.   The Reddish Egret is actually a Dark Slate Blue color. This coloration is found on the back and chest while their necks are a deep purplish/red color. Their bills are a bluish/pink color with a black tip and their legs are a gray/blue color.  Back at the turn of the 19th century these bird were also killed...

Hello Folks,                                                                                      October 15, 2008 The weather today in Southwest Florida is simply gorgeous. The temperature is in the mid 80s, the humidity is low and we have a nice cool wind blowing from the north. A GREAT day to be working for our lania. A few minutes ago I looked out into the back yard, which is mostly a big lake, and noticed that all the water birds wee gathered in the corner by our yard. At first sight I thought this was pretty odd, because usually these birds are spread out all around the lake. As I looked down the lake I saw the reason for the segregation of the birds ..... There was a Bald Eagle on the lakes edge further down the bank. We are not blessed with frequent sights of Bald Eagles fr...

Hello Folks, The Snowy Egret is a common bird to South Florida and especially in our area of Southwest Florida. These are beautiful birds which are roughly 24 inches tall, black beak, black legs and bright yellow feet.   The Snowy Egret migrates from the Great Lakes area down to Florida during the winter months but we do have thousands of these birds as yearly residents. These birds are typically found by themselves working/feeding along various bodies of water.     They are common along the coast working the surf for little fish and can be found inland around lakes and canals. They are very interesting to watch because when they are working in shallow water, they will shake their feet to scare up various amphibians or small fish while they walk. If you watch one of these birds it ...

Many times we forget just how lucky we are.  Now that I am a real estate agent with Sellstate Achievers Realty, Inc., I have been forced to realize just how lucky I am, and how great of a place Tanglewood is to live.  Constantly, we hear stories of renters stripping homes of everything down to copper pipes in the walls, banks paying renters bonuses to NOT tear up the home before they move out.  I just don't see it in my neighborhood.  There is one property on my street looking delampdated and I have been desperate to get in touch with the owner due to the fact that I have spoken with three young ladies that all want that home.  I live on Oaklawn Ct, and it might as well be named for a park.  Every afternoon after school is out there are orange plastic cones placed in the middle of the s...

The White Ibis is a very common bird in Florida. Most of these birds migrate to Florida for the winter months from up north, but we do have many resident Ibis that stay here year round. In the fall we can see the flocks of Ibis increasing as we get closer to winter. During the summer months it is common to see small flocks of these birds around our house, maybe 2 to 8 birds to a flock. Now that we are in mid October, our small flock is now numbering between 60 to70 birds. I know in years past it has been common to see flocks of 120+ birds in our back yard. ****The picture above is of about 2/3 of the flock. Since they were so spread out along the lake bank, it was impossible to get them all in the picture.***  The Ibis like to feed on small fish, frogs, grubs and small reptiles. We...
