That was fun to witness. They married on the beach. It was a simple wedding with flames and only the direct family and a few friends. My wife did the ceremony. I think it was their second for both of them. They seem to have that thing that clicks together. The wedding was smack on the sand of Fort Myers Beach. Just at sunset. The bride was tad late but they just caught the sun before it fell on the sea at the horizon. That was her special day.                One could pay alarge sum to have a fancy wedding and such, but this one was just perfect. They didn't need anyhting else but themselves and the sounds of the waves                                      from afar just above the groom's daughter schooner looms along the shore. They are almost husband and wife. They exchange rings.        ...

Surely its about time The City of Fort Myers Beach passed a Fertilizer Ordinance. When I talk to residents who have been on the island for over 20 years, they tell me that they used to swim in the back bay of Fort Myers Beach or Estero Bay. We can in some parts but not everywhere. We will again.                           With the popularity of lawns and the growth of boating all around Estero island, it is not surprising that the quality of our waters were affected, specially during the summer days when the rain falls precipitation is at its highest. It is a problem with all barrier islands along the Gulf of Mexico.                             The fertilizers mix with the rains and flow into the bay, the gulf or the southern and northern Estuary. We do have our preserves and sanctuaries...

It is amazing That the Declaration of Independence was drafted in such a short time. The first part was influenced by the Virginia declaration of Rights. Lets give credit to the Virginians  first! Drafted by Thomas Jefferson between June 11 and June 28, 1776, the Declaration of Independence is  the nation's most celebrated, cherished and respected symbol of liberty. It is also Thomas Jefferson’s most endearing and formidable document.Later on came the Bill of Rights and The Constitution. It is mostly a list of hard list of grievances against the  English. It is our declaration of Independence from the “mother country”. It is our self proclaimed right to govern ourselves without any foreign influences. It is the day when our country was born.It had only 13 colonies then…we have ac...

There is something reassuring about our quaint 4th of July Fort Myers Beach parade. Its a good excuse for residents to see faces they haven’t seen in awhile and smooze about. The big deal this year was the apparition of Miss Florida Teen World  on a slick black convertible Mercedes. In the back ground on the right is Jay’s General Hardware Store.       on the left Miss Cape Coral. On the right all in white Miss Calusa.                    Its inspiring to see the young crowd on Independence Day.How many dreams they will achieve? One thing is sure: they will never forget that day on July 4th 2009 in Fort Myers Beach.   Happy Birthday America!   LLoyd Nichols Right Choice Realty LLCcell: 239-810-2980office: 239-463-5217Activerain Local Blog: http://localism.com/neighbor/lloydnActive Rain B...

Welcome to Southwest Florida! Many buyers are coming off the fence and buying in Lee county and Collier county and for good reasons.Golf communities, water sports, canal homes, fishing, homes on dry lots at 2002-2003 prices, homes on the river, gulf access homes, large choices of townhouses, carriages homes and condos, gulf frontage homes and more are some of the reasons buyers are making their moves. But what do buyers really want? Deals! Good properties which can be bought for 40-60% on the dollar. That makes sense.                                                             Fort Myers Beach cottage                  To view Fort Myers Beach foreclosures click on the link below:  http://lloydnswfloridahomes.listingbook.com/?node=16-0-email_listings,754476495.a628217f   Need...

The Florida Association of Realtors released May 2009 housing data and it shows a continued strengthening in housing across the market. " Statewide sales showed gains over the previous month's sales level in both the existing home and existing condominium markets. Also, for the first time in many months, the statewide median sales price in May for existing homes and for existing condos rose over the previous month's figure. " "The improving sales of existing single family homes and condos is a trend we have been seeing for several months in Florida. What is new in this month's data release is that we are seeing evidence of prices beginning to firm," says Dr. Sean Snaith, director for the University of Central Florida's Institute for Economic Competitiveness. © 2009 FLORIDA ASSOCIATION O...

Sometimes I take a look at some of the homes I have sold in Fort Myers Beach. There is a such home on Delmar which has been transformed throughout the last couple of years. Yes, it was close to being an eye sore.Lets say it had an overall island charm buts its days were numbered.       The owners have a bit of an edge as the husband is the President of "Flowers Construction Services" and his wife is not afraid to give a hand whenever possible. That is when they are not taking care of their young three children, running the business or in her case teaching at the Fort Myers Beach Elementary School. The transformation is quite dramatic. They have managed to turn this "fixer upper" into a very attractive "tropical island home".                                  It is a large home and every i...

Did you know that in a brief survey I've found that 9 out of 10 landlords do not properly screen their new tenants? Granted, the term "properly" is somewhat arbitrary. Here's how I define a proper tenant screening.First and foremost it's absolutely vital you know the criminal history of your new tenants. Do you want the liability of renting to a convicted felon in your property? A proper background screen will give you address history for your new tenant, which is good for verifying the legitimacy of their application as well as knowing just where to run criminal background reports on. Did you know the typical "nationwide" criminal report is simply a compilation of that particular screening agencies information? More often than not it seems, those nationwide reports do not include any r...

Sometimes good things come to those who wait.  Sometimes, people who wait too long miss out !   You may remember about 6 months ago I suggested that here on  Fort Myers Beach the combination of excellent inventory, historically low financing and sellers who appreciate a well qualified buyer combined to makes this a classic buyer's market.  Even the local News Press is suggesting that people sitting on the fence should act now.  There is increased activity in every reliable market indicator. While all real estate is local in nature it seems pretty clear that our island market is beginning to form support for well priced listings.  In fact, a few recent properties have had multiple offers and eventually sold above list price !  Are you ready to climb down off the fence ?

As a resident of Fort Myers Beach since 1999, we have quite a few reasons to show off our island. The beaches of course, rated as one of the safest in Florida and more, its location along the Gulf of Mexico, it overall tropical charms with its mix of cottages and Fort Myers Beach waterfront homes, the friendly residents, its preserves...but it is its school system that really stands out.      In fact many couples with kids under the 5th grade do relocate to Fort Myers Beach  because Fort Myers Elementary School and middle school is well known to be one of the best schools in South West Florida. The numbers speak for them self: http://bch.leeschools.net/ http://www.city-data.com/school/fort-myers-beach-elementary-school-fl.html   Fort Myers Beach Elementary School is "way ahead" of the St...

As to the State of the Island in housing matters, in comparison to other communities in Lee County, the report is very good.  Prices have come down, but the Island is stable.  In fact, there is only one foreclsoure currently listed on Fort Myers Beach.  There are over 30 short sales.  Investing in a tropical beach community is rarely a bad idea. As to the scenes, the report is also very good: LLoyd Nichols Realtorlloydn@aol.com Right Choice Realty LLCcell: 239-810-2980office: 239-463-5217Activerain Local Blog: http://localism.com/neighbor/lloydnActive Rain Blog: http://activerain.com/lloydn Website: http://www.mlsouthwestfloridahomes.comSearch the MLS in Southwest FloridaListingbook: http://lloydnswfloridahomes.listingbook.com/

Hello Folks, Well, I shall confess ..... It is awesome to be living in paradise!!!! Not many places in the United States or even the World where a person can watch sunset on a nightly bases as they set over a large body of water. Tonight's adventures were on the Southern end of Fort Myers Beach. I started out at the Holiday Inn and then walked north up the beach. Here are some pics from tonight's adventure ...... Picture below is looking back at the Holiday Inn from the beach. The Holiday Inn is the building in the Green Roofs. This section of Fort Myers Beach is extremely wide.       Hope you have enjoyed the photos.

Both…and more.Estero Bay is the famed back bay of Fort Myers Beach. It is part of the Fort Myers Eco-Archaeo Trail. It is a preserve which runs from Fort Myers Beach Matanza Pass Sky Bridge and snakes all the way south of Bonita Springs. It is a place where one feels safe from the hustle and bustle of life, where one can get away and enjoy some lay back fishing or lazily sail and admire the simple beauty of nature. The Fort Myers Eco-Archaeo Trail        I have seen both dolphins and manatees along Estero Bay. No high speed allowed there. No sir! The peaceful strength of its mostly still waters and preserve of mangroves will make even the more grumpy character smile. Great place to catch anglers but you will feast your eyes at the curlews, ibis, gulls, southern bald eagle, hero...

Fort Myers Beach was full of visitors this May 25th 2009. It is Memorial Day  but while strolling the shore line it just looked like any busy week end.”Judge not these you do not know” were the words roaming about with the to and fro of the waves.Yes, in Fort Myers Beach they are frolicking about on wave runners, swimming about, goofing about or just refilling their batteries. As our soldiers are fighting in the wars of Afghanistan, Pakistan and Iraq these Americans do not seem to have a care in the world. Not true.   Many of them, just on this beach, has a friend or a family member who is serving our country. They may also have had an uncle or a parent or grandparent who served in WWII,Korea and Vietnam or in our present wars. Many do not have any jobs, others lost their homes, the eco...
