Flu shots $24.95 at Walgreens...$29.95 if you are allergic to preservatives or latex. Make SURE, you let the nurse or pharmacist (yes, now some are certified to give the shots as well) know if you are allergic to preservatives or LATEX! This is not a warning for the swine virus vaccine which is not yet available, but for the seasonal flu vaccine.  They have two different vaccines available. Make sure you read the disclosures carefully and let the nurse or the pharmicist know if you have allergies. Think about getting a flu shot. I got one two weeks ago with no symptoms. Young children, people with compromised immune systems, people with a history of cancer, and the elderly should think about getting flu shots...this is supposed to be a rough season.  Be safe, not sorry. http://www.Karen...

How smart do you think you are?  Do you think you can outsmart people, just because you read some good advice, yet it failed to share with you the opposite side of things. That has been one of my biggest fears and pet peeves when it comes to blogging. And another?  That many blogs are opinions, not facts, yet they sound like facts. Janet Guilbault wrote this interesting post that makes a good point : Outsmart the crowd : Skip the $8,000 tax credit & wait to buy - She talks about skipping the first time homebuyers tax credit in hopes that you could get the house of your choice for $20,000 less. She adds that winter is around the corner and the market should be slower, which could get you that price reduction. Again, some good food for thought, yet forgetting some very key points to h...

Credit Repair is the process of restoring ones credit. The methods used to restore ones credit requires the application of several strategies. The first part involves the review of ones credit report for visible errors or mistakes, such as incorrect names listed on the reports, addresses that are incorrect, social security numbers or dates of birth that are incorrect, accounts that are listed incorrectly. These are just a few of the cursory checks that need to be made. The 2nd part of the process involves the disputing of any negative information that is on the report whether known to be accurate or not. The reason for disputing ALL negative information is not to challenge the actual event, but to challenge the verification process used to place the information on the credit report. Bo...

In an ever worsening economy your good name and reputation within the community is becoming more important.  Creditors have tightened their guidelines effectively barring millions of Americans from borrowing money.  Even those with excellent credit are experiencing reduced credit limits and closed equity lines.  Mortgage lenders, auto finance companies, credit card issuers and banks have all raised the bar.  Borrowers with low credit scores can expect to be denied or to pay significantly higher interest rates than those with excellent credit.  Long gone are the days of obtaining credit, goods, benefits, services and/or employment with a 620 credit score.  In more instances than not, a consumer will be denied if they maintain a credit score lower than 720.The terms credit repair, credit ...

Opponents of the REAL ID Act of 2005 were given a bit of hope earlier this year when Homeland Security Secretary Janet Napolitano stated that she wanted to repeal the Act, a law which has been perceived by many as the federal government's failed plan to impose a national identification card through state driver's licenses and identification cards. What has taken place since early February is a cosmetic makeover called "The PASS ID Act," an act that has revived the push for a national identification card. As currently worded, the PASS ID Act (S. 1261) seeks to make many of the same ineffectual, dangerous changes the REAL ID Act attempted to impose. On its face, the PASS ID Act operates on the same flawed premise as the REAL ID Act - that requiring various "identity documents," and storin...

DISCLAIMER : This topic might tick off some of those that do play both roles, who are a loan officer and a realtor. Sorry, but I have a problem with this. Just hard core mortgage related facts.   So, how many hats do you wear?  Sure, I wear many hats as a loan officer, but in my opinion, it's all part of my job. What about those that are actually a loan officer and a realtor though? How many more hats do they need to wear?  Sure, if you are one of those that do both, I am sure you think you do a good job for your clients. But is this just your opinion? And is good good enough?  I try for excellent and feel that it's hard to hit that mark if you are both. And keep in mind, this is just my opinion.       I GUARANTEE !!!!   I am sure that these same people that are both a loan officer an...

Clothes dryers require air flow to operate efficiently and to prevent overheating that can lead to a fire.  Dryer vent cleaning promotes proper air-flow, improves the efficiency of your clothes dryer and prevents dryer fires.    Drying time increases as your dryer exhaust vents become clogged with lint and other debris.  If you notice your dryer taking more time to properly dry your laundry, lint build-up is most likely the cause.  As drying time increases and your dryer continues to labor the system becomes overheated because the hot air cannot escape through clogged vents.  This increases energy consumption while eventually leading to a fire.   When it starts taking longer to dry your laundry, it is not due to an aging dryer; it is most likely an airflow problem.  When air flow is res...

Got a call from a new consultants in Ft. Lauderdale who had two loan referrals and didn't clearly understand how to find a lender - guys...and gal LO's out there. If you are a 203k lender in the Ft. Lauderdale area... you need to let us know. it is reciprocal so expect to throw some work their way as well. I was able to hook them up within a few minutes but if you want to be on that list regardless of where you work please let us know. We refer a number of loans each month... 12 last month as do our counterparts all over the country. It has been a little while since I first wrote this post and last month we referred over twenty loans nationally to our lender teammates (none in CA... lol). I just wanted to let everyone know that in doing so many short sales lately, I have determined that the banks are getting much faster at this.  I have especially noticed it with HSBC.  I have had two short sales with them and my BPO and Appraisal did get ordered the day they received the hardship package from the Seller.  We should be able to close in 2 weeks.  I have had so many others that were taking 3 ot 4 months with these banks.  If they all could do this faster it would have such a positive impact on this economy as a trickle down effect.  Let's stay positive and hope the banks are actually moving quicker!  Could this be happening?
