While the Federal Trade Commission has cracked down on debt settlement and loan modification firms that charge upfront fees, little has been done to rein in tax resolution companies that promise to reduce IRS liabilities.  The FTC has allowed a number of these operations to continue while making a determination whether the agency has authority over them. With the April 18th tax deadline a month away, tax relief companies have increased late night advertising and Internet promotions promising to settle delinquent IRS debt for pennies on the dollar.  Several of these companies are under investigation for deceptive practices. Property value has steadily appreciated and discounts have commensurately dwindled since the discounted 68%-sale of Condo 3210 made the historical low ($163/LIVsqft) in August 2009-a 73% plunge from the historical high ($610) made in April 2006.  While the average closed sale price during the past six months (19 sales, $483,605) is lower than the 24-month average (63 sales, $614,211), the average closed sale price per living area during the past six months ($276) is higher than the 24-month average ($270).  Currently, seven sales are pending (average $289); and of the 22 condos listed for sale (average $411), only one is priced below the 24-month average closed sale price.  Market activity is fair; 25 new listings and 17 closed sales during the last six months.  Get the details at... ht...

The "Spring Breakers" have hit Fort Lauderdale, FL! Yes, they are here!  However, they have been very nice.  I had one person call me to ask me what the rules of the road were here in Fort Lauderdale. I was shocked.  I mean it wasn't like they were looking for a rental, to buy, or anything of the sort.  They were looking for someone to tell them the rules they needed to stick by so as not to get into trouble. Why call a REALTOR(r), I guess they trust our knowledge of the area.  I didn't mind.  They were very polite and just didn't want to get into trouble. ISN'T THAT A CHANGE? Continuing their crackdown on scam artists that prey upon delinquent homeowners facing foreclosure, the Federal Trade Commission has charged a national operation with marketing bogus loan modification services. The FTC has sought to stop their illegal practices and force payment of restitution to victims. Amid civil and criminal investigations into fraudulent documents filed in Florida courts, the once powerful foreclosure attorney, David J. Stern, is out of business.DJSP Enterprises, the publicly traded firm that handled Stern's back-office paperwork, filed a disclosure today with the Securities and Exchange Commission that the Law Offices of David J.
