Photos Make or Break an Online Showing Tonight I was researching homes for a buyer coming in town tomorrow. In his price range, there were 50 homes to choose from. He is looking up to $200,000 and likes the 1980s ranches that are plentiful in the Mandarin area.  We are not going to look at 50 houses tomorrow - or ever. We will be able to find a home for him without looking at 50 houses. We will probably see about 10-12 houses tomorrow, just to give him a feel for the area and so we get to know what he really likes.  So there are 50 and we can only see 10-12 - how do I eliminate houses? Blue Skies - You Don't Miss Them Til They're Gone   Jacksonville Florida residents take for granted our blue skies. it is normal for us to have beautiful blue skies, mixed with various types of clouds, depending the season. Today we are visiting family in Atlanta and the sky is dreary all day. This is normal for Atlanta this time of hear, but not so much for us in Jacksonville and surrounding areas such as Fleming Island, St. John's and especially at the Beaches, like Ponte Vedra Beach. If we start off cloudy or foggy in the morning, by lunch time or early afternoon it has burned off. Blue skies are a standard here, and you will see when you visit or move here. Relocating to Fleming Island Florida Fleming Island is in Clay County Florida, right to the west of the St Johns River. Surrounded by multiply bodies of water, if you enjoy being on the water or just being able to take a lunch next to the St Johns River, Black Creek or Drs Lake, then Fleming Island may be the place for you. Fleming Island FL July 2013 Market Update Part 2   Here are some graphic charts to show the market statisics for Fleming Island FL July 2013 real estate and also for the year. It is interesting to note that there was a 51% increase in new listings in July, which in some ways is a relief to have more choices for the many buyers who want to buy a home on Fleming Island. The trend is mirrored on the Year to Date bar graph, but even 28% more listings hasn't been enough to keep us from a strong Seller's market at 4.4 months of inventory. The Change in Median Sales Price is a perfect example of how a micro area is so much more volatile than a macro area. Fleming Island FL July 2013 Market Update   The Fleming Island FL real estate market continues to be robust with a 66.7% increase in closed sales year over year for the month of July, and a 26.5% increase from the same time period in 2012.  Encouraging to Sellers is that listings are selling in the 95% range in both categories, up from 89 to 91% in the above charts. Another happy stat is the drop in Days On Market, which is down to 42 for the months of July and 76 for the year 2013. It may be August, but the market shows no signs of slowing down, as Buyers are still out in abundance looking for homes to buy.
