This number is down from 7.3 months in September.  A balanced market is between 6-7months of inventory, so Eagle Harbor is entering a balanced market. If we do not have many more distressed properties come on the market, then prices in Eagle Harbor will continue to stabilize. Fleming Island Foreclosures and Short Sales Market Update A buyer who wants to move here asked the average % list to sales price. Since they are coming in February, we updated this report. Here are the results, which we hope will be helpful to our readers. What we found interesting is the average list to sales price of 96% for foreclosures and 94% for short sales, is actually a tighter ratio than that for all types of sales in the Jacksonville area, which is currently at 91% (still down from 94% a couple of months ago). What Is A Slab Inspection? If you are building a house, your real estate agent may inform you that you have the option to have independent inspections along the way. Some buyers are comfortable with the county inspections and the builder's quality control, but others choose to hire their own inspector. A slab inspection is the first inspection, and involves checking the framework around the house, the layout of the plumbing, measuring the house and checking the levels both on the frame and the dirt floor where the concrete slab will be poured. December's Season of Celebrations & Sharing - Musa Chiropractic Gives Back A couple of days ago, I was visiting my Chiropractor and noticed a flyer lying on the counter. They were sponsoring a family who had lost husband and father suddenly, leaving a mother with young children and no money for the Holidays. Patients brought gifts in and the mom has made several trips to visit Eileen and crew to pick up their Christmas presents. We were so glad to find out about this so we could do our part. December's Season of Celebrations & Sharing - Angel Tree at New Grace Church It's been a tradition in our family for as many years as I can remember. Every year, the Angel Tree at New Grace Church is emptied the first week and famlies eagerly bring presents to give to children in families less fortunate than they are. This year was no exception, as the church lobby was overflowing with presents for local families. It's too late this year, but be on the lookout next year for the Angel Tree the Sunday after Thanksgiving. Tis the Season to be giving, and nothing feels better than giving out of our abundance to help others have a Merry Christmas and feel the love and joy that this Season brings.
