My family and I just returned from a quick mini vacation to Destin Florida.    About a year ago I wrote about People's First Community Bank in "Short Sale Denied - Despite Cancer Diagnosis".  My seller's husband had kidney cancer, and her financial situation had become tenuous.  She could no longer afford the payments on her lot near Destin Florida. Just a quick note to all who are involved or thinking of getting involved in a short sale transaction.  HAVE PATIENCE!!!  After reviewing the amount of files that our closing coordinator has that are short sales, and seeing the national average for success is around 20% to close.....it's obvious to me there are alot of great deals being left on the table due to lack of patience. I have seen some back up offers land some great opportunities.  One year ago the grass was greener wherever you turned....but be careful and make sure the grass is greener before you bail on a slam dunk. It's a lot of work and very tough on agents and buyers/seller's alike.  Just make sure you are all on the same page and take advantage of this incredible market.

On December 2nd The U.S. Treasury issued new short sale guidelines.  Let me say first that they are not requirements, they are guidelines.  If lenders follow these guidelines, they will receive money and they will be in good graces with our government and many Americans.  It really looks like a great plan.  I spoke with a bank executive and he feels that many banks will end up adopting the legislation.  This is the same person that said to me, 2 years ago "become an expert on short sales".  He is in tune with banking. As one of the southeast's favorite vacation destinations, the Destin Pelican Beach Resort is the perfect family vacation getaway. Looking at the booking calendar for unit 1004, I see that December is pretty well booked up and a snowbird has the unit booked from Jan 1, 2010 until March 14, 2010. Here in Tennessee, our schools have spring break around the 15th of March. The calendar is open for unit 1004 after March 14th. Now would be an excellent time to book unit #1004 for your spring break. Since this unit sleeps 6, this will accommodate most families. A couple of months ago, I wrote a blog article about a fantastic Realtor in Destin who helped me buy a condo at the Destin Pelican Beach Resort. Well my good friend and Realtor, Scott Etter has done it again. I referred a good friend and close neighbor in Dyersburg,Tn to my Realtor in Destin with the specific purpose to buy a condo at the Pelican Beach Resort. David traveled down to Destin about a month or so ago and looked at several condos in 3-4 different resorts. Scott also showed him my recent purchase. I have had calls from potential renters about the current rates to stay at the Destin Pelican Beach Resort. From Nov 1,2009 - Feb 28, 2010 the rental special is buy 3 nights get the 4th night free or buy 5 nights and get the 5th and 6th night free. I looked at the calendar this morning and my unit #1004 at the Destin Pelican Beach Resort is still open for the week of Christmas. My wife wrote a poem inviting your family to Destin for Christmas vacation. For the next couple of months, the rate is rent 3 nights get the 4th night free or rent 5 nights get 2 nights free. A snowbird has the condo booked from Jan 1- March 14th.
