Wyse Report: May Condo Sales Steady Condo sales around the greater Daytona Beach area rose marginally year over year as prices dipped marginally. Pendleton Club Condominium is a riverfront (Intracoastal) condominium building. One of the first condos not only in Daytona Beach, but also in Florida. Even though it was built in 1963, it is still one of the best-built condominiums in the area. Very sturdy, inside corridor system, doorman, one door is to your unit, and the other door from the corridor to your kitchen is for groceries…I am sure in the 60s this was the most luxurious building in the area. I am pulling single-family attached homes in a particular area. I have a limit on price, so only 3 pop up on our MLS.Out of 3 supposedly townhomes, 2 are actually condos. Fountain Beach Resort seems to be enjoying the stability, and this is not all condo-hotels have at this point. They are stabilized, steady, and owner are, pretty much, happy.And for condo-hotels this is big.There are 10 units for sale in FBR, which is about 7% of all units in the resort, and this is considered a “healthy” ratio. There seems to be more activity behind the scenes in The Plaza Resort & Spa, that what we can see on the surface.Looks like timing is in Plaza’s favor, tourism in Central Florida is on the rise, and they might be on the brink of finally making some sense and break even, as being in the red financially for the last couple of years did not make owners happy.To the point, that there are owners who are suing the current owner of commercial space and 100 unsold units Arbor Capital and the Rental Management company, Boykin, chosen by Arbor capital. Daytona Inn Beach Resort is a condo-hotel in the heart of Beachside. Actually, it is right by the side of this arch over the ramp to the Beach “World’s Most Famous Beach”You simply can’t be more “central” to the beachside than this.The Condo-hotel was built as a Hotel in 1961. When I started in Daytona as a Real Estate broker in 1999, it was already a condo-hotel for a few years. Hurricane Charley in 2004 took it roof off but not much damage overall. But for a condo-hotel built in 1961, the time came for concrete restoration, and for owners this means Special Assessment.
