January residential home and condos sales in the Daytona Beach are were low at 160 in January 2008 compared to 223 homes and condos sold last year for a decline of about 28%.  This is pretty close to the NAR forecast nationwide of an approximate 23% decline in sales from the first quarter of 2007 to the first quarter of 2008.I will report monthly on Daytona Beach area home and condo sales.  Click for graphs of trends for Daytona Beach and Ormond Beach Property Sales for the last year.

I have always enjoyed sports my whole life...it must have been the 3 boys that I have raised..or maybe the 4 brothers I grew up with....not sure but sports have always been an important part of my life! Funny thing, I never got into the Nascar thing...as a matter of fact I never understood it until after visiting my brother in Port St. Lucie..I realized they do in fact go around the track more than once! Not only is my brother a Nascar fan but he seems to watch all the races from all of the different organizations!Go ahead and laugh but I have to say it was not until I moved to Daytona Beach did I even consider following Nascar or racing for that matter!Now I am not a huge fan...but I enjoy the sounds of the speedway from the office and from my home.  I love the enthusiasm the fans brin...

Lately one of my feathered friends here at the Pelican Bay Century 21 Office has ~ shall we say ~ become very "territorial" Last summer I wrote about him in Lunchtime At The Canals Of Pelican Bay. At that time I thought HE was a SHE. I've gotten a lot closer since then and realized he is a HE by the color of his feathers.  The Anahinga doesn't know how to share or play well with others. When my friend the Great Blue Heron comes gliding in to have breakfast or lunch, it's a good bet that Anahinga will chase him off. This has been going on for a good week solid now. It started on January 4th... It's too soon to tell if this is permanent yet, but as I posted in another blog a couple of days ago, 2008 started out very well for my real estate career. You can read that post here at Real Estate is Great in 2008! Well, it got even better after that. I now have a contract on one of my listings in River House condominium in Daytona Beach, and we're only 1 week into the new year! I have 2 units available in that complex and the contract is on the unit that is not directly on the river, so the direct riverfront condo unit is still available for only $224,900! Both condo units have been completely remodeled and come with tenants for a nice income for whomever purchases them. Or, the tenants in unit 303D which is the one directly on the Intracoastal, are willing to vacate early if a buyer...

Good new for Daytona Beach.Daytona Beach Community College has earned the accreditation to offer a 4-year Bachelor of Applied Science degrees. This transformed the formally "two year" community college and made it a four year school.Local newspaper today reported that it now offers bachelor and Master's. I di not find any Master's so far, but we will see. If you go to the College website http://www.dbcc.edu/, you will not find a word about the change (at least I did not succeed).
