I haven’t written about Oceans Grand in a long time, and it is long overdue. So, let’s look at this condominium. It is in Daytona Beach Shores, behind the new Publix, which is going to open the doors in couple of months after complete tear down and building a new one. Lighted tennis courts, semi-public golf course, all it makes a terrific place to be, and you even do not need a car to live or vacation here. How The Split Works? The question was about Oceanside Inn, a condo-hotel in Daytona Beach Shores. Daytona Beach Shores is a small coastal city south of Daytona Beach. It was incorporated in 1963, while Daytona Beach and Ormond are much older, so how they managed to get such a long shoreline, I do not know. But they do. And because of that, this is our local condo capital, as majority of condos on the beachside are in Daytona Beach Shores. This is where I live, this is where I work. Still, it is small, a little more than 4K residents, swelling to 30K visitors during major events. No schools, but not many kids in these condos. I believe I see way more many dogs here than kids. Yesterday, I ran into one of my old Word files with over a hundred of unfinished blogs, quotes, ideas, and was ready to delete, when I stumbled upon - After careful consideration we decided to withdraw our offer. This was the end of 2011. I wrote a post but had not published it then. Everything was fine there, but time added a new angle to the story. So, my buyers “after careful consideration” withdrew their offer. They rejected a 2,325 sf three-bedroom/three baths condo in direct oceanfront building with sweeping views of the ocean, in a very private setting with only 23 units. And the price was $250K... The condo was originally bought from the developer in 2004 for $420K, and this was just before the market started going crazy, then sold for $595K in 2007, then for $639K in 2011 … And...

Daytona Beach Shores is a home to quite a few condos in the area. Largest group of condos here is The Oceans. The Oceans are right across from the City Hall, Publix Plaza and Walgreens Pharmacy and continue up North to Tuscany Shores condominium. The Oceans feel like a small town with some city living comfort and flavor - a very friendly small beachfront city. Older Oceans buildings go from Oceans One to Oceans Ten, for some reason missing Oceans Nine, - all by one developer, Bellemead Corp. I have never been a big fan of DiMucci condos. Tony Dimucci, a 78-old veteran of commercial construction in Chicago, who also built residential condos in Ponce Inlet (Towers 1 through 9), then in Daytona Beach Shores: Towers 10  (2001), Towers Grande (2004), and Twin Towers (2007).  One wouldn't call them architectural masterpieces, and they are not the epitome of luxury. Of course, agents tend to call «luxury» anything which is on the ocean, but in any case it is far in this regard from Ocean Vistas, Ocean Villas, Bella Vista, Palma Bella and a few others really nice buildings in Daytona Beach area. No, this is not our museum. This is a hallway of a condo in Daytona Beach Shores condominium. Well, it looks like a museum… This is Palma Bella, one of the nicest condominiums in Daytona Beach Shores and in the area. I guess I do not have to write all the data to make you believe in it. If their hallways are like this, they gotta have everything else nice and beautiful… And they do. Yep, this is Palma Bella Condominiums, ot a museum. Even though you can enjoy paintings and even buy the one you like. Oceans Grand is an 187-unit condominium in Daytona Beach Shores. This is ot a direct oceanfront building but you will enjoy the views of the ocean and Intracoastal. Oceans Grand is the last building in the Oceans complex, consisting of 15 condominium buildings. My blog resulted in a call from snowbirds. They have been renting here for years, and now are getting ready to retire and settle in Daytona Beach Shores. They are familiar with the area, have seen condos on the beach and know what they want. In 2009 they fell in love with a unit in Palma Bella in Daytona Beach Shores. We are checking what is scheduled for next week for foreclosure auction, and here it comes. On Wednesday the penthouse condo unit in Bella Vista comes on the chopping block. Built in 2007, Bella Vista Conodminiums in Daytona Beach Shores is part of the Costa Bella collection by Cook Development, and this is one of only few really luxury and well built oceanfront buildings in Daytona Beach Area. Units in Bella Vista are now more expensive than they were relatively recently. Yes, thee were two sales in 2010 for less than $400K, however, just recently there was an REO (unit 307) listed for $500K, and there was a bidding war, and it was on MLS only 14 days. This story started December 6, 2010, when we saw that a penthouse unit in Bella Vista Condominiums, a really luxury oceanfront condo in Daytona Beach Shores, was scheduled for foreclosure auction (read Daytona Beach Shores Penthouse on Chopping Block) For me it is interesting to go back and read what I wrote then. To see what I thought might happen, and then look at it from today’s perspective. It shows whether I was naïve, or foolish, or insightful. It is a terrific learning tool. My out of state client is looking at units in Bella Vista Condominium, one of the best new condominium buildings in Daytona Beach Shores and in Daytona Beach Area. All units are 3 bedroom. He is looking at line 07, which direct oceanfront with breathtaking views, etc. Asking price is about $525K. He is asking me what the value for this unit is, and is surprised that I do not want to answer on the spot. I need to work on that to come to the number, I need to think... He is concerned that I do not know the prices. But he is fine with waiting for me to come up with the number. Here is how I was looking at it. Time is just time, but timing in Real Estate is everything. Where I consistently fail is explaining to my customers that what they see on the market today is not going to be there tomorrow. Not necessarily the market will become hotter, just not the same. And there is a chance that it may change not to your liking. I am getting e-mails from customers who looked at condos or condo-hotels with me a year or two ago, and now they are asking whether the prices fell even lower. Not necessarily. There are still some low prices, but there are fewer units for low prices, and in some condos and condo-hotels the prices went up.
