Built in 2006 in Daytona Beach Shores, Oceans Grand is the last building of the Oceans complex. It was not built by Bellemead Development Corp., original developer of all Oceans condo buildings, but by Callahan & Sons, a construction company from Massachusets. It was also one of the last high-rise buildings in Daytona Beach Shores, which now limits buildings to 12 stories high. There are 189 units in 21-story Oceans Grand. Oceans Grand is not directly on the Atlantic, it is between the river and the ocean, and the views are quite stunning no matter which side it is. New in 2006, it is built up to new codes, and hurricane-proof glass is used for sliding doors and windows. Units feature double entry doors, 9’ ceilings, granite countertops. 2-bdr units plus den from 1,644 sq. ft. and up to...

I wrote about Oceans Grand in Daytona Beach Shores about a month ago. At that time the lowest price for a 2 bedr/2 baths condo with den was $199,000 and I thought that this was probably the last time we saw anything in Oceans Grand for less than $200K. It was snatched right away, but there is another $199,990 there, and after a unit for $260K went under contract in just couple of days, and we were late even to show it, it is surprising to say the least. It is interesting to see the changes in just one month. I made this about 2 bdr/2 baths only because out of 9 units for sale there 8 are 2-bedroom units. Only one 3-bedroom. There were 10 units for sale a month ago and 4 of those were 3-bedroom units. No, the prices did not go up yet, and the only difference is that this time the invent...

Built in 2006 in Daytona Beach Shores, Oceans Grand is the last high-rise building in the Oceans complex. The city is now limiting the height to 120’, and, of course, they are proud with this far from wise decision. But who said that government is supposed to be wise? There are 189 units in 21-story Oceans Grand (no 13th floor). It is a triangular building with rounded corners. Each corner is a three-bedroom unit. 3rd floor and up has 7 two-bedroom / 2 baths units plus den, and 3 corner Three Bedroom/three baths units. First and second floor has only 3 units each. Ground level garage with gated access provides one reserved space per unit with a lot of additional spaces on the second level on first come first serve basis. Oceans Grand is not directly on the Atlantic, it is between the ri...

Very spacious condo unit with a den on the 10th floor in Oceans Grand. Gorgeous vistas of both the Intracoastal with its breathtaking sunsets, and Atlantic Ocean. 9' ceilings, double entry, granite countertops, AC units are separately accessed from the hallway, making it very quiet. Both bedrooms and the Living room have views of the intracoastal and the ocean. Oceans Grand is surrounded by par 3 executive Golf Course. Racquet club is next to the building, and it is only 4-5- minute walk to the Ocean across Atlantic Ave. You do not need a car living in Oceans Grand. The shopping center anchored by Publix is right at the foot of the building. Pharmacies and Bank of America branch are nearby and well within walking distance. 2 bdr/ 2 bath + den condo in Oceans Grand Overview Maps Photos F...

Oceans Grand Condominium in Daytona Beach Shores Built in 2005, Oceans Grand avoided fully or partially the fate of their later counterpart, like Marina Grande on the Halifax. Yes, it is a real estate bubble baby, but Oceans Grand skipped the biggest danger - units not being sold. Not only they have been able to sell all the units, they never discounted them, and, actually were selling with at least two increases after the initial price. And after that the units went on a still strong market and there were a few good resales, before the market tumbled down. Started in 2003 with reservations for about $249,900 for 2 bdr plus den on middle floors (a bit less on lower floors and higher on top floors), it got its first rise in pre-construction price in just a few months, and, like on hormon...
