Be a Real Estate Investor - 10 Important Secrets When it comes to investing, everybody has certain goals andaspirations. However, we have found that there are certain guidelinesevery aspiring real estate investor needs to know: 1. Compare Property Values and RentsFinancial statistics only go so far; the best measure of a property'smarket value is often the sale prices of nearby properties. The sameholds true for area rents. A low price can often be justified by areasonable rent; renters who can afford a high rent can afford to buy instead, so reasonably priced rent is a need. 2. Be Careful - Tax Laws May ChangeDon't base your tax investment on current tax laws. The tax code is constantly changing, and a good investment is a good investment regardless of the tax code. The right property ...

Purchasing a home that is being sold by the seller as a short sale can provide a buyer with a wonderful opportunity but keep in mind these things:The short sale properties quite often are priced below market value. Wow, so imagine investing in a property that has the possibility of instant equity.  A number one reason and benefit of purchasing a short sale home. The seller is a distressed homeowner and will not have any money to contribute to closing, repairs, etc. And the lender does not allow the seller to have any money to contribute.  With this in mind, you cannot expect the seller to contribute any money in any way. You as the buyer will contribute all money to transaction. You will be purchasing the property "As is". This means any and all repairs that you see are needed will be you...

There are many financial and personal reasons why you should own your own home rather than rent. The obvious reasons include pride of ownership, building your own equity instead of someone else's, no more landlords, and of course the tax benefits you reap. There are a multitude of other reasons why owning your own home can make your life better. One of the most overlooked reasons for owning a home is the freedom you get once you have achieved this major goal in life. Many first-time homebuyers find that once they have bought a house, many other aspects of their personal life seem to fall in place. The security and piece of mind that come with home ownership is a great accomplishment in many people's lives, and once they have overcome the obstacles, they find that other goals they had se...

You've signed the contract and are looking forward to moving into your new home, but there are a few steps that cannot be overlooked. By following these easy steps, you will ensure yourself a smooth move into your new home.First, get the home inspected. Arrange a time to return to the property for the inspection, typically a few days after the contract has been signed. A professionally licensed inspector will accompany you through the home and point out repairs or discrepancies if they exist. The seller will then be notified of these problems and will usually agree to take on the repairs.Set up an appointment with your mortgage consultant and be prepared with the following financial statements: W-2 forms or signed tax forms for the past two years, copies of your most recent bank stateme...

If you are looking to buy a new home but think you either don't have the money saved up to afford a down payment or you don't want to liquidate all your current assets, there is a way around this dilemma. This report will inform you of ways you can purchase a home with no money up front. If you find yourself caught in the endless cycle of paying your landlord's mortgage, why not take the time to examine what it would be like to build your own equity in a home and stop paying rent? The general perception of many potential homebuyers is that a substantial down payment is required in order to get you into a new home. It doesn't have to be this way. Anyone who has ever had a bank account, mortgage, credit card, car loan, or account with a retail store will invariably have a credit rating. Most information in your credit rating comes from companies you have credit with, as well as from certain public records such as tax liens, bankruptcies, judgments and lawsuits. It is important to know and understand your credit rating, how the information is compiled, and how it affects your ability to acquire a loan for your new home.Credit reports are usually divided into five sections:1. Your credit history.2. Who has reviewed your credit history.3. Information you have provided for the credit company.4. Specific identification information about you.5. Explanatory notes and comments.Different states have different requirements and it is import...

10 Steps to Prepare for Homeownership in Coral Springs and surrounding Broward County Decide how much home you can afford.  Generally, by being qualified with a lender they can advise you of how much you can afford.Develop a wish list of what you'd like your home to have.  Then prioritize the features on your list.Select three or four neighborhoods you'd like to live in.  Consider items such as schools, recreational facilities, area expansion plans, and safety.Determine if you have enough saved to cover your down payment and closing costs.  Closing costs, including taxes, attorneys fees, and transfer fees average between 2 percent and 7 percent of the home price.  Get your credit in order.  Do not make any major purchases prior to purchasing your new home, such as a new car.  Obtain a c...

What is your hardship?  You must be able to demonstrate a hardship. So what exactly does that mean? You need to let your lender know why you simply can not pay your mortgage. For example:You or your spouse has lost a jobYou or a family member has had a medical illnessYour interest rate has adjusted and you cannot afford your new paymentYou have gone through a divorceAnd other reasons that would demonstrate such hardshipSimply making a bad investment would not qualify as a hardship. Also, you can not have assets that you could use to make your mortgage payments; no stocks, bonds, excess money in the bank, other properties with a lot of equity, etc. You basically need to be insolvent. If this is you and you're located in Broward county or the surrounding counties of Palm Beach and Dade, I w...

Are you like many home owners who are paying for high homeowners insurance premiums. A while back i posted about Don Meyler Inspections. They are a inspection company that works for insurance purposes. Basically they inspect your home for about $150 dollars, this usually takes about 20-30 minutes. They fill out a form that you will send to your insurance company. You basically can save about $154 dollars a month on your insurance. It seems that My Safe Florida Home also provides this inspection for free. They have annouced that they will be holding My Safe Florida fair in several counties. They will be Pensacola, Tampa and Fort Lauderdale, and all exhibits and workshops are free to the public.Take advantage of this oppertunity to learn more of what My Safe Florida Home can do for you. Fa...
