Put your home on the market during the holidays!  A few suggestions on why to list your home during the holidays.Buyers  need to buy during the holidays and you stand the chance of selling your home new year with quality homebuyers relocating to south Florida before the years end.  People who look for a home during the holidays are more serious buyers. Serious buyers have fewer houses to choose from during the Holidays and less competition means more money for you. Since the supply of listings will dramatically increase in January, there will be less demand for your particular home.  Less demand means less money for you. Houses show better when decorated for the Holidays, people want to feel like purchasing a home during the holidays is most special and rewarding. What better gift than ...

As an ongoing component of Coral Springs Water Management Dept. is to provide safe drinking water to their customers.  the City of Coral Springs Utility Division will perform its annual flushing program from November 5 through November 19. During this time, the Water Utility Division will temporarily change its method of chlorinating the water supply. This routine program will enable the Water Utility to comply with the requirements set by the Department of Environmental Protection. As a result, you may notice a chlorine taste or odor in the tap water. The areas that will be affected will be from Royal Palm Boulevard north to Wiles Road, and north of Wiles Road to the Sawgrass Expressway from Riverside Drive east to State Road 441."These temporary conditions should not be harmful to you...

In the past month Coral Springs has added two new neighbors to their community.  Target cleared the old farm land at Westview and University where they built a Target department store.  I have to wonder why if they cleared the land and built from scratch, why didn't they build a Target Superstore?  WAL MART has remodeled the old Winn Dixie at the corner of Wiles Road and University Drive and they turned it into a WAL MART Neighborhood Market.  Great idea WAL MART, look out Publix.   WAL MART has moved into the grocery store business with the creation of the latest kind of WAL MART, the Neighborhood Market: a typical-sized grocery store with fresh produce, baked goods and other foods, all under the retail giant's low-price slogan. They also carry a variety of fresh and packaged deli, dif...

Another short sale closed this past Friday afternoon and we got paid.  On August 25, 2007, a student of mine working out of New York got a request from a Realtor in New York for help with a homeowner in distress in South Florida.  The homeowner bought it in 2005 for $220,000.00 and got 100% financing.  On August 27, 2007 I met with the seller and listed this two bedroom 1 ½ bathroom town home in Margate Florida.  As of the listing date the seller owed over $235,000.00, which included unpaid taxes and missed payments.  The property was tenant occupied by a friend of the owner, but the rent he was collecting did not cover the expenses of mortgage, taxes, insurance & homeowner's association.  At the time of the listing there were 18 town homes in this community for sale with the lowest pri...

The Florida Property Tax Relief Package has passed which means voters now will have a chance to vote on it in January 2008.  Let's look at some of the brief highlights of the package:Double Homestead Exemption - for property values about $50,000 homeowners will receive an additional $25,000 exemption.  However, keep in mind that this will not apply to school taxes.Tax Portability- Within two giving years of giving up their prior homestead, homeowners can transfer up to $500,000 of the benefit that they were entitled to under the Save Our Homes to a new homestead. The whole difference between your new homestead and prior homestead can be transferred if your new value is greater. A proportional amount can be transferred if your new value in less than your prior value. So you've been thinking of taking that first step into home ownership.  You're hearing it on the news that it's a good time to buy as Real Estate market prices have declined. You know that you have decent credit, interest rates are still at historical lows, you're tired of throwing your money away in rent and you're just running out of room where you're at now. You know you want to get a good price for a home as everybody loves to get something "on sale" why pay full price when you don't have to!Have you ever considered buying a home or a condominium /townhouse that has been foreclosed? Why would you want to consider this? Let's review why:First and foremost, you like to get things "on sale" and homes or condo/townhouses that have been foreclosed upon typically have attractive asking pr...

You can't miss the news it's on every news channel; talking about the continual rise in Foreclosures. Unfortunately, our neighbors right next to us may be one of those distressed homeowners here in Coral Springs Florida and the surrounding towns within Broward County. Florida is near the top of the list for the record number of Foreclosures. Many of these homes can be bought before it is foreclosed on (which would benefit the homeowner) or you can buy a home once the bank owns it. I would love to see the ultimate outcome of all parties benefiting! Either way for the home buyer, this is a wonderful opportunity for you as you'll have a pretty good chance of picking up a home at a great price with possible equity; buying it on sale instead of having to pay full price.  Now that's the way t...

As most of my friends in the business know is that I handle most of our listings and our marketing. But anyone in this business will tell you that "you can't just live off of listings...you also need to work with buyers." There are buyers out there.....You just need to know where to find them. My partner Steve Kohn is my buyer specialist and everything else we pick and choose who handles what depending on the time and situation we are in. One thing I will tell you about Steve is he is quite busy handling his sons hockey career. Steve is from Canada and when you come from Canada most people are Hockey fans. Steve turned 51 recently and still plays twice a week himself. His dream was to become a professional hockey player just as my dream was to become a professional baseball player. Unf...

Did you know that at last count there were over 2,500 Jewish families in and around Coral Springs, Florida?  I was amazed when a local Rabbi Aaron Bartfield gave me those statistics.  The big question I have to ask is how many of them keep Kosher? Many people don't know or understand what it means to keep Kosher and how important it is as a Realtor to have this knowledge and information.  For a prospective buyer that keeps Kosher, it is very important that they can shop close to their new home.  So I'm going to share with you my colleagues and community what I know about keeping Kosher (Kashrut) and a few details that many in the Coral Springs area may not know.Keeping Kosher deals with the Jewish law of what foods the Jewish people that observe can and cannot eat and more specifically h...
