In effort to get kids wearing there helmets while riding there bicycles, the coral springs police department will be giving away kids meals certificate. So if you live in Coral Springs, you better be wearing your helmet.   CORAL SPRINGS - Police in this city will be on the lookout for kids wearing bicycle helmets. And if they catch you wearing one, you better be hungry. The police department will be giving away certificates from Chick-Fil-A for free kids meals to riders who are "caught" wearing their helmets, during an awareness campaign being conducted by the city's Bicycle Unit. The good news is ... inventory levels in South Florida continue to decline from a high of 41,196 (October 2007) to 38,360 today (a decline of 6%). Also, we have gone from a 4+ year supply of homes to a 2 year supply of homes. These are all solid indications that we are approaching the bottom of the housing crisis. Unfortunately the decline of inventory is not due to increased sales. The decline is because home owners are taking their homes off the market ... 26,641 listings have expired this year. Additionally, the foreclosure rate continues to skyrocket ... 25% of all properties for sale in South Florida are either bank owned or in pre-foreclosure. Typically from May through September us Floridians do a lot of sweating with temperatures raging up into the 90's. We wake up, watch the morning news, see another day forecasted of high 80 to low 90 degree temperatures, take a shower to get refreshed and ready for another busy day. You would think they do when I look at some of the offers that Realtors submit on some of my Short Sale Listings here in and around Coral Springs. Aren't Buyer's Agents looking at comparables within the homes neighborhood to determine what is a good market value for a particular home? Or are they just allowing the Buyer to offer a garage sale price? Most Short Sales should be priced to move at the price they are listed so why do Buyers and their Agents feel that they automatically must low ball the list price by 20% - 25%? Lenders may want to move the property but they simply won't give it away. Greed can be a nasty thing; what about buying a Short Sale property that is probably already priced just below fair market value? No, let's not....let's see if we can milk them for even more - y...

Well week 8 is finally over and it was the hardest one yet. This challenge was in 2 parts. First the Word Doc then the video showing what Your Declaration of Value is! Seems easy enough, NOT!!! Many of us were having such a hard time with this one. At first it seemed easy enough and they all did at first, but when it came down to the end the juices were not flowing. It could have been that after 7 weeks or intense challenges my brain, well all of us as a matter of fact, were FRIED!!!  Last night I was up to about 2am trying to upload my video then come to find out it was the wrong format.
