  USDA loans in many areas are becoming more popular, yet many loan officers still don't know much about them, hence why they still aren't talked about much. Just as FHA loansweren't used as much as they should have from 2000 - 2006, because subprime and some conventional loans were easier for the loan officer to give to the consumer, even though it might not have been the best loan for them. I am sure in some cases, FHA loans are given before the USDA loan because of the lack of education on the loan officers part.... just my .02.   Some great benefits that USDA loans offer - It's one of only two types of mortgages that offer real 100% financing, with no money down on the property. I have a Buyer who found me after searching for a Realtor who specializes in Short Sales. She is keenly aware of the fabulous values available with a Short Sale - that is, if you get a Listing Agent who wants to actually get a house sold. Could you imagine...is there such an Agent who would list a house for sale but have no desire to sell it?   In today's market, you always need an edge, possibly that upper hand on information that others don't know about. John MacArthur wrote this blog the other day, Overlooking the Obvious? , which gave you a good idea when helping a seller market their home. On Sunday I met with buyers that I have been speaking with on the phone over the last few weeks. They drove in from out of town for a few days to look at some homes. They finally got a job transfer and are finally ready to buy. We spent all day Sunday looking at the list we had and even drove through some neighborhoods so they got a better understanding of the different communities. Most of the homes were ok. One would like the house while the other was so so with it. While driving around we found one with a lockbox but not for sale sign. Most communites don't allow them so I found this ok. What? Yes, there are Buyer's Agents with this mentality running rampant. With all the talk you hear of Code of Ethics within posts, I would say a Real Estate Agents's ethics would be questioned if they do not show Buyer's listings that are marked as a Short Sale.  I was fortunate enough to benefit from receiving a customer recentlly who found me on line because she wanted to look at Short Sales and her Agent wouldln't show her any Short Sales. Yes, you heard me, the Agent wouldn't show her any Short Sales.  This is wrong, dead wrong. Incredible to say the least! I've had a Short Sale listing that has been on the market for months. A young family struggling. We'd get notice of showings and the majority of the Agents never even showed up or even bothered to call to cancel a showing; talk about the homeowners losing faith in the hopes of getting out of their awful financial situation. You must be really good at catching the CURVE BALLS  of Short Sales if you want to survive.    Sometimes I wonder if I would love doing Short Sales if there weren't for the curve balls. I wonder what that says about me?! It must be the challenge that I love; the point at which you come to a screaching halt in the Short Sale approval process when somebody or something says "no".   As some of you have heard, the Federal Reserve is buying up 10 year notes and mortgage backed securities at record levels. What does this mean?  Much lower mortgage interest rates.  Will this be good? Many think so, but I don't see it helping. I'll explain in a few. Here is what Bloomberg reported in an article that they wrote. "The Federal Reserve opened a new front in its battle to bring down borrowing costs across the economy, pledging to buy as much as $300 billion of Treasuries and stepping up purchases of mortgage bonds."   Here is part of my problem....         Mortgage interest rates will go much lower in less than a month. Wait, interest rates will go higher in a month. No, wait, interest rates will go much higher by the end of the year, possibly to double digits. So, are you confused?  Where are you getting your information from? I have heard both from the news media and the government that they will lower rates. We heard back in November 2008 that rates would go to 4.5%. But you can go to 4.5% now, but depending on the loan amount, the LTV, and your credit scores, it could cost you anywhere from 3 to 4 points to get that rate.         Well, thanks to the new stimulus bill, there is major talk about lowering the interest rates. This seems to be a question that many Buyers are asking themselves these days as Short Sale seem to be everywhere. The idea to post on this today came from a conversation that I had today when I phoned a Buyer's Agent to follow up from a showing notification that I received from my showing service.
