OK I have been working on a deal. I have the buyer and they wrote up a contract for a home in Coral Springs. Things were great. The have great credit, he is a federal agent and other things. It took us a while to find the right house as you are aware from previous post. But once we found the right house it was smooth sailing. I was there for the inspection, since they are in another state. I sent the file to the title company and to the Mortgage broker. The house was no short sale or foreclosure. It is not in an HOA, so we wouldn't be held up with an estoppel letter ( which always seems to take so long). So my thought was, this should be smooth sailing! Well boy was I wrong. Article after article always comes back to the same thing; the daunting task of Short Sales and that so few close. I just now read another one that came to my email from National Realty News This is simply not true. I close my Short Sales. If the Listing Agent knows what they're doing the Short Sale can close.  There are so many Realtors here on Active Rain that can agree with me, I'm sure. So why do so many blast the Short Sale. This only spreads news that Short Sales don't work and distressed Sellers and eager Buyers will refrain from pursuing. If you don't like Short Sales then don't list them and then we won't be caught up in this whirlwind of Short Sale negativity.  Pass them on to someone who has become educated in the Short Sale process and will fight for the distressed homeowner...

Today I celebrated with my Seller and Buyer. HOORAY! I posted a pretty cool post a bit back about another one of my special Seller's and Buyers: What it's like to be an active participant in God's plan. Well, I'm happy to report that this plan went all the way and closed today as a Short Sale in Coral Springs Florida. It's a great story of a Short Sale closing but it's more than just another Short Sale closing as it's about human misfortune and human compassion interacting. I'm sure that a lot of you would agree on the importance of getting back to a customer, potential customer or business partner right away.  When I receive a call from a customer, I will return their call right away and I mean within 10 minutes unless there is something happening that it is just impossible for me to phone them back ... worse case scenario I get back to them within a few hours.    Oh, that pains me to even type it but I realize sometimes I just can't respond how I really ideally would like to. This even applies to my fellow Real Estate Associates. Check the facts when it comes to Short Sales. A recent post by Wendy Rulnick, Seller ruins credit on False Short Sale Information, prompted this post by me as Wendy had described a horrible short sale story. Whenever there is the misfortune of individuals, you'll have "helpers" running rampant and along with them are all the rumors. These "helpers" can come in the shape of individuals who think they're helping and really don't have any malicious intent and then there are "helpers" who see an individual weakened by an unfortunate circumstance and are going in for the jugular; the latter "helper" are the scum of the earth. I just closed on a HUD approved Short Sale. As part of its Pre Foreclosure Sale program, Sellers are entitled to an incentive to avoid foreclosure. The max that they could have received was $750 as an incentive. However, there were costs on the settlement statement that weren't allowed totaling $570 so this reduced their max of $750 to $180. But, by all means, a distressed Seller definitely would be pleased to get a check at closing for $180. Especially when just a few days ago they had a baby. I was happy to be delivering additional good news that a check is in their name! It's great to see that the industry is picking up on the benefits of avoiding foreclosure. So much so, that they're willing to pay a Seller to avoid it - get the Lender a Buyer and they'll pay the Seller.  I'm hoping...

This past week has been a busy week for me. I wrote up an offer on Thursday for a house in Coral Springs. Offer accepted! Today I met with another set of buyers, also for Coral Springs. We met at 10 am and was on our way. We saw 5 homes, at this point I had already seen most of the inventory so I was able to let them know certain qualities about the home. Which they were able to see. By the time we got to the last house I never saw this one.
