What happens when you receive a Buyer's offer for a home listed as a Short Sale and initially the Lender says "NO"? If I'm representing that Seller, the offer that has been submitted is an offer that I can support, believe in and I will fight for its approval. This case story has topped my experiences of drama for a distressed Sellers property here in South Florida. It's everywhere you look, this pricing strategy. It's guaranteed to send your homeowner right into the tailspin of foreclosure; List a property and freeze the price. I see it all the time whether I'm working with Sellers or Buyers. Some will claim that they can put a value on a property within 15 minutes, some take a few hours and some know right away. I'm floored with the last one who claims to know right away. I ran into this today when I followed up on a Short Sale package that I submitted to a Lender and 1 minute into the call they came back at me that my offer will never work because they value the property at twice as much - Gosh, how did they do that? Wow, they're fast! As many have said it's not just about earning a living. It is oh so much more. First and Foremost, Hire a Professional who is experienced in selling Short Sales.This is not always so obvious but oh so true. Years and years of Real Estate experience is great for the general practitioner but not if you need to save your home from foreclosure. This is what can happen when you don't hire a professional Short Sale Realtor: The home will be priced inaccurately. I've seen many listings when I'm searching for a Buyer who is looking at Short Sales and the List price is either too high, perhaps trying to cover a mortgage (clueless in their attempts) or priced too low as using the bait and switch tactic or worse yet, the home has been on the market for months with no adjustment in price. Yesterday, I went out to preview some properties  in a 66 home development that I had built. While driving around the block, I noticed that a garage door was open, so I called the owner and friend up and he invited me in. He had made many improvements over the years, and still loved the home and the neighborhood. It gave me great joy to visit, seeing one of his teenage sons, and to realize that I had been a part of their lives and they a part of mine. The transaction closed today and I did the SNOOPY Dance! Four hours on Friday for a closing and the HUD had to be recalculated because the escrow for the taxes was wrong....mind you it wasn't a HUGE error and the Buyer agreed they could have handled the mistake when the bank discovered it come January, but the Closing Agent said Re-Do it! It was a Foreclosure property so of course there was a city lien of $11,000 (that was the re-negotiated amount). We won't even get into the three issues that were resolved that no one checked or knew about so when they came out to re-inspect; Code Enforcement added three more issues!!! Bottom Line they held $10,000 of the Seller/Lenders money and $1,000 of the Buyers $$ It gets better...We looked AT A LOT OF HOMES for months...Found one that worked sor...

It has happened again. In reading the Sun Sentinel Broward County edition this morning, another story appeared where a struggling young couple was supposed to have lost their home at auction on Friday due to their home being in foreclosure. What's worse is that this is a young Marine who was stationed in Fallujah, Iraq and came back with injuries - where is his support? (That is a whole other blog post subject.) People who know me, know that I'm about the details. I try to make sure my "I's" are dotted and my "T"s" are crossed.  I guess it drives some people crazy. I'm working on a Short Sale and I'm getting close to another anticipated approval but before doing so I need to amend the contract to the new agreed upon price of $3000 more to be signed by Buyer and Seller as countered by Seller's Lender. Simple right?; Buyer and Seller agree to the new purchase price of $278,000. The Buyer's Agent sends in the "Simple Addendum" with a few more details added in.
