As an active realtor in Miami, Florida/ I always find it interesting to see a bank owned property sell and then check it out after the buyer renovates it to Flip and it comes back on the market.   I showed a flip this week 3 times to different buyers and each one of my clients noticed the same mediocre finishes like hollow doors, uninspired closets, poor quality kitchen cabinets and lack luster light fixtures in the bathrooms and other lighting.   Some buyers with cash, like the one who purchased this property and beat out all the other offers, paid $1000 over the asking price ($1,050,000) for this REO property are self proclaimed flippers.  They don't do this for a living but get involved if they have some dough and think it is an easy way to make a quick profit.   I guess it is if th...

Marvelous Monday! This will be a quick photo comparison post. It shows two pictures taken from two different perspectives. It is a table setting, not a house, but the concept is clearly demonstrated. It's all about angles and distance from your subject. In September, I was in Miami working on the sale of my father-in-laws house. After a very long, hot, rainy day, I finally got to dinner around 8:30pm. I was dining alone at a very eclectic cafe, The Peacock Garden Cafe, next to my hotel in Coconut Grove. President's Weekend in Miami is one of the most exciting long weekends of the year. The 71st Miami Boat Show is in town with venues all over the waterfront. One of the best events though for me anyway is the Coconut Grove Art Festival. Set along the bayside community of Coconut Grove just south of downtown Miami. Over a mile of main street is closed and packed full of juried art. This show is billed as the largest outdoor art festival in the nation. There is food galore from the basics to seafood ceviche and Arepas. There is also music playing at different park sites along the way. This event has steadily grown every year and draws hundreds of thousands of people. I remember my first one back in 1977 and thought it was the greatest thing ever.
