Clearwater Beach Florida Market Report - March 2012 There are currently 19 single family homes for sale on Clearwater Beach ranging from a high of $3,890,000 for a 7501 sq ft waterfront pool home to a low of $319,900 for a 2 bedroom, 1.5 bath 1078 sq ft 1920's bungalow. When we look at what has sold since September of 2011 in single family homes, we see a dramatic price increase (graph above). Turning our attention to townhomes, condos and villas we find that there are currently 48 properties for sale. They range from a high of $3,400,000 for a 5150 sq ft penthouse condo on Sand Key with fabulous views of the Gulf of Mexico to a condo in Dolphin Cove for $124,900. Once again reflecting on what has actually sold in the last seven months in that category, we see a continued price decline....

Clearwater Beach Florida - February 2012 Market Report Prices are indeed on the rise in Clearwater Beach Florida and that is excellent news for the local economy! Single family home median list price increased 12.62% on Clearwater Beach in February from the January 2012 list prices. Price per square foot was $345.! If we go back to November 2011, we see that the median sale price was $510. It was $606,500 in February 2012! That is a great indicator of what is going on in the housing market here in Clearwater Beach Florida! There is only so much waterfront property and Clearwater Beach is a barrier island, so there REALLY is no place to expand to! Clearwater Beach Florida - January 2012 Market Report Well, the first month of 2012 is already behind us and on Clearwater Beach there was only ONE single family home that closed. That home was built in 1950 and was a 4 bedroom 3 bath 2299 sq ft home with a carport. The nice thing about these older homes is that they make excellent vacation rentals! You can walk to the beach and have all the conveniences of a home, including the ability to cook your meals! This home was listed for $349,900 and sold after being on the market for over a year for $294,500. Clearwater Beach Florida Market Report - November 2011   There were only two single family homes that closed during November 2011 on Clearwater Beach and both of them were only a couple of blocks (easy walking) to the pure white sands of Clearwater Beach Florida. One was a 5 bedroom 3 bath 1763 sq ft pool home that qualifies for weekly rentals since it was grandfathered in before the rental rules were changed. This home was listed at $524,900 and sold after 139 days for $462,500.   The other single family home that closed on Clearwater Beach last month was a 4 bedroom 2.5 bath pool home that was also grandfathered in for weekly rentals. Clearwater Beach Florida Market Report - October 2011   Clearwater Beach is a name that is internationally recognized and perhaps for that reason there is always a lot of activity here, even during the worst of times - which seem to be PAST! Yes, winter weather up north brings snowbirds to our area but Winter the Dolphin is bringing the world to our door! The movie, "A Dolphn's Tale" opens Friday around the world. Last week the press descended to see where it was filmed and to meet the star - Winter, the dolphin without a tail. The Clearwater Marine Aquarium hopes that the publicity will bring visitors and donations to further its cause of rescuing, rehabbing and releasing dolphins, sea turtles and river otters. It is a non profit run by a small but very able staff and hundreds of volunteers. With today's economy some rescue centers are not able to handle the cases they used to and CMA hopes to expand to increase the number of rescues it takes.
