But word to the wise, you can have a home inspection, you can have a septic inspection and you can make your off contingent up these inspections. Never ever buy any home without one and if an agent suggest other wise, run as fast as you can. Even if the bank is selling as is, have your inspections done and studied by a competent agent. When you make your offer always consider the highest value with the home completely fixed up. Then back out all cost of repairs and that is your highest offer.
