  As a Southwest Florida Real Estate Specialist, I would like to share with you a discussion I had with a client last evening regarding getting a home mortgage. I suggested to the client they should always talk to 3 different banks, mortgages companies before deciding on  home loan. Based on your credit score, income and debt, you should be able to decide if a bank or a mortgage company is your best 0option before you make your phone calls. If you own a home, Your current bank or mortgage company that has your current mortgage might be your best best. If you have some credit issues? Then the mortgage Broker is probably your best route. There are lots of local choices for banks and mortgage companies in southwest Florida. I just got back from an exciting lunch in Cape Coral, Florida.   I had the opportunity to meet with the guys from Sellsius, Joe & Rudy :)!    Also, Mary & John from RSS Pieces were there.  Our office, Sellstate Achievers Realty Network, Inc., in Ft. Myers, Florida allowed the BlogTour RV to park at our office with my big truck :). Then we headed over to RumRunners in Cape Coral for lunch.  RumRunners is a beautiful waterfront restaurant in SW Cape Coral. At lunch we were able to discuss Real Estate. Real estate marketing, blogging & so much more! It was great to finally put a face to some of these names. Even though Mary & John are in Cape Coral we had never had the opportunity to meet. Hi Everyone!Well the Cape Coral's Red, White and Boom was very busy on the 4th July! About 50,000 people attended and enjoyed food and live music from national and local bands on the Cat Country Stage, including Crossin Dixon, Deb and The Dynamics, and DVS! Realtor's with the Cape Coral Association of Realtor's promoted "TIME2BUYCAPECORAL" and I blew up about 400 balloons in 3 hours that were givin to everyone that passed and stoped at the booth. The city of Cape Coral generates only about 8% of its tax base from businesses. The city has added over 2 Million square feet of commercial space in the last 2 years, and that hasn't even put a dent into the pent up demand that the city requires to service all the people that live here. On the corner of Kismet and Del Prado the new strip center called Shoppes at North Cape,  anchored by Publix is going up very quickly.  An exciting new commercial center in Cape Coral, on the corner of Pine Island and Pondella road called Coral Walk is progressing along very quickly. This center is being anchored by a Super Target and Staples. It will also have a Starbucks, Panera Bread, Chili's restaurant, Olive Garden restaurant and a Sports Authority. This is great news for all the residents of NW Cape Coral who are starving for retail stores to shop and dine at, and it should help the residential sector of this market that has been lacking in retail locations for some time.

Cape Coral Florida's real estate market was on fire and property values were increasing weekly during a three year period from mid 2002 to mid 2005. There were record numbers of building permits at city hall and land was being sold and then instantly put back on the market for double the price. It was a 3 year period when the cost of land had increased 500% and some homes had more than tripled in price. It seemed that everyone was quite content while all of this was going on with people bragging to each other how much more their home was worth than the month before.           Put an offer infront of the Seller! They will probbly take it ! I have always suggested the best time to buy a home in southwest Florida is during the summer! The inventory of homes for sale mostly  are sellers that want to sell there home! Not like in season when you have lots of people just "testing the market while they are here for the winter" The sellers are now awaiting offers this time of year as the buyer pool drops off and getting showing appointments becomes a very welcomed event!
